The declining balance method of depreciation applies to residential buildings whose construction began or for which legally binding purchase agreements were concluded between 1 October 2023 and 30 September 2029 and which are let in the year of completion.
Instead of the usual straight-line depreciation of 2 - 3% per annum, the current income tax law allows for declining balance depreciation of 5% of the acquisition costs in the first year. In subsequent years, 5% of the remaining residual value is depreciated, which means that higher depreciation amounts can be claimed for tax purposes in the early years. This can significantly reduce the tax burden and improve liquidity in the early holding phase, which supports the return on the capital investment.
