The state capital Erfurt is with about 214,400 inhabitants the largest city in Thuringia and also the economic center in the “Green heart” of Germany. Project description:

The demand for living area in Erfurt is already very huge and in future will increase more. Therefore, it is predicted that the number of households in the upcoming years will increase further in Erfurt. Looking ahead to the year of 2025, the current housing demand forecast for Erfurt estimates the additional housing demand at around 4,300 apartments. Therefore, larger growth in demand for 3 room apartments as well as apartments with 4 and more rooms but also for own homes, are expected. Due to the relatively high renovation in housing stocks and dwindling opportunities to reuse existing vacancies, a stronger demand for new buildings is to be expected in the coming years.


At the moment, the development in the Krämpfervorstadt exists predominantly of Wilhelminian style houses, which through renovations and other urban planning measures since the reunification were significantly upgraded. Old commercial spaces get used for new residential development to create additional living areas. In the vicinity, several new construction projects are being implemented for example “Alte Posthof“ or “Wohnen im Park“. The city of Erfurt has integrated an urban development framework concept “Äußere Oststadt“ and thus pursues 5 development goals.

In a first meeting with the building authority is an introduction of a project-related development plan including an architectural competition necessary. This could be approved in the short term, as the city of Erfurt welcomes rapid development of the site. An orientation of the development plan with regard to structure and storeys, the urban planning requirements of the framework concept are necessary. The residential development is limited to a maximum of 4 full storey plus staggered floors under consideration and integration of the buildings to be preserved. The building land model of Erfurt is not used as a result of the full renovation process, which means that no social housing is required.
