Myths about exclusive property listing: why it is better to let a single agency manage the sale of your property

First myth: if I list my house for sale through several agencies I will have a better chance of selling it 

If you do this, the only thing you will realise is that no real estate agency will be fully committed to selling your property. Just put yourself in their position; you would not want to spend your time and your efforts on trying to sell the property as you do not know whether you will succeed because of the competition with other agencies.

Second myth: competition will help make the property sell faster 

Although it seems hard to believe, in the real estate sector, collaboration is more common than competition. This is mainly due to the fact that with the first we all win, while with the second, the owner wins. Relying on a single exclusive agency will be much easier to find the right buyer. 

Third myth: if I list my property exclusively I won't be able to sell it myself 

It is true. Agencies usually impose exclusivity sale contracts with the owner. However, selling it yourself will not be the solution. Keep in mind that, in general, the management fees are paid by the seller and the agency is responsible for carrying out all the procedures from listing the property to the date of signature on the contract. Fourth myth: if you sign up with an agency you will be tied down to their contract
