Engel & Völkers Cerdanya presents the Market Report 2020-21 Spain-Andorra

As every year Engel & Völkers publishes its Market Report for Spain and Andorra, in which it reviews trends and prices over the past year, as well as an estimate of what can be expected for this 2021. It includes data on the Community of Madrid, Catalonia, Valencian Community, Andalusia, Northern Spain, Balearic Islands, Canary Islands and Andorra.

Confinement measures and mobility restrictions resulting from the pandemic have led to a change in trend in the typology of demanded product that will continue in 2021. The possibility of teleworking and being able to be further from the cities have placed peripheral areas and the mountains in the crosshairs of Engel & Völkers customers. The most exclusive areas around Madrid and Barcelona have experienced a sharp increase in transactions. On the contrary, interest in small apartments and homes without outdoor space (terrace, garden, solarium) has decreased.

After a completely atypical financial year, 2021 will be a year of stable price growth for which we expect a 20% increase in sales figures, with a clearly upward trend from the second quarter.

"The pandemic has marked the course of the world economy in 2020 and will continue to do so in 2021, a challenging exercise for the Real Estate sector. The final boost in activity, expected for the second half of the year, will come from vaccines and the end of restrictions and free movement of travellers. Recovering the international client is the big challenge we face.

Meanwhile, Engel & Völkers will once again count on the great allies that have allowed it to maintain contact with customers despite the physical limitations: its innovative technological tools and impeccable personalized advice to respond in the fastest, most flexible and efficient way on the market. Technological innovation, key to the commercialization of homes in 2020, has come to stay as telework has. Demand has shifted towards detached, semi detached, single family houses with large spaces open to the outside away from the metropolitan areas of large cities. A change that coexists with the interest of buyers in flats of great footage with terraces in the main capitals and second residences on the Mediterranean coast and the north of the country." Juan-Galo Macia, CEO of Engel & Völkers Spain, Portugal and Andorra.
