Discover which nationalities buy more homes in Madrid

The real estate market, once having overcome the serious crisis that affected this sector a few years ago, is experiencing a new era. To a large extent, this is being propitiated by the high foreign investment that our country is experiencing right now. However, do you know where the foreign clients who rely on Madrid to find their main homes, second residences, or to invest their capital come from? Here we are going to explain it to you in more detail.

The data that we will be providing you appears in the Residential Market Report as prepared by JLL. In this report, the first fact that draws attention is that, for the eighth consecutive year, the purchase of homes by foreigners has increased. Specifically, during 2016, foreign purchasers accounted for 13.2 per cent of the market, a percentage that can be interpreted as a total purchase of 53,500 properties.

However, in terms of the nationality of these buyers, we have discovered that 19 per cent of them come from United Kingdom. It should be noted that this figure is slightly lower than in 2015, when 23.95 per cent of British buyers have been registered. The reasons seem to be because of the impact that the Brexit has had on the UK and the slight changes in the pound currency.

The truth is that, despite this decrease in the percentage of home purchases by people from United Kingdom, the advantage of buying in Spain compared to other countries is still significant. After the British buyers, in second place are the French, who occupy 8 per cent of the market share, and the Germans, with 7.6 per cent. Still further behind are the Swedes, with 6.7 per cent, the Belgians, with 6 per cent, and the Italians, with 5.4 per cent.

We must also emphasise that the volume of investment is still much greater than the percentage growth to which we have referred earlier. During the first six months of 2017, a total investment of 888 million euros was recorded. If you compare this figure with the same period in the previous year, (330 million euros of investment in residential assets were reached), we can find that the increase has been almost triple. In addition, these 888 million euros are the most investment than in all of 2016, a year in which only 802 million were reached in total.

There is no doubt that Madrid remains the dominating city when it comes to attracting foreign clients for real estate investment. Right behind the capital city are Barcelona, ​​Valencia, Bilbao, San Sebastian, Seville and finally, Málaga.
