Buying a house in Madrid is one of the most advisable things to do when it comes to investing in real estate. On many occasions you will have no choice but to refurbish your new property according to your personal taste, but do you know how to deal with these remodelling projects in a safe way?

After asking several companies for a quote, you should keep these tips in mind:

- Create a contract that specifies each and every one of the tasks which are to be carried out. Likewise, this legal document should specify the dates between which the remodelling will be carried out. If the professionals do not meet the deadline, it will be the company's public liability insurance - this policy is also included in the contract - that is responsible for covering the expenses and damages.


- If you have decided to invest in real estate it seems logical that you want to renovate the property in a professional manner. What you should never accept is a contract that contains no information about the work plan. The professional contractor will have to explain what exactly he is going to do, how he will do it and what your property will look like after his work has completed. This document is a basis for subsequent claims and for an expert to verify the differences between the work plan and the works that have been performed.

It is often assumed that if you want to make changes to a private property no documentation will be necessary but that is not true. If any part of the communal spaces in the building or its exterior is altered, you will need to get the project signed by an architect who gives legal validity to what is going to be done on your property.
