Everything you need to know about the new State Housing Plan

Real estate rental is highly popular in Spain. Although our country stands out for the high proportion of residents who own their homes (in contrast to other European countries), the rental market is nevertheless advancing in a steady pace. The State Housing Plan 2018/2021 has introduced a series of rent incentives for groups, such as young people or those over 65 years of age. Of course, these grants are more than just about real estate rental. 

Incentives for Young People

Statistically, young people constitute the most dynamic group in terms of rental housing. The State Plan provides specific aid consisting of covering up to 50% of the agreed monthly rent (up to 600 euros). To benefit from this contribution, the beneficiaries must be between 25 and 35 years of age and the people who will live in the subject property can not earn more than three times the IPREM. However, there are additional bonuses if the tenants are a large family or have a disability.

Aid for People Over 65 Years of Age

In the case of the group of people over 65 years of age (mostly retired), the State will also be responsible for contributing up to 50% of their monthly rent payment. The great novelty is that this group can request an alternative aid to face the costs of the basic expenses of their home (including communal expenses). In this case, an aid of up to 200 euros per month is set to be granted. To receive any of these grants, one must not earn more than 19,000 gross euros per year and not own any other property. 


Aid for Other Groups 

Aside from the age criteria, people who are eligible to receive a basic income can qualify for a bonus of up to 40% on top of their monthly rent. Some of the groups included in this section would be large families with low incomes and people with mobility problems or physical or mental disabilities. The rental amount can not exceed 900 euros per month. People who are facing eviction from their homes can also qualify for these aids. 

Apart from the rental aid, another novelty to take into account is the greater ability to subsidise refurbishments that are aimed at improving the energy efficiency and accessibility of rural properties.
