To give your tenant a gift or not, that's the question

Landlords have the difficult task of dealing with tenants and try to make their relationship as friendly as possible. After all, it is their property the tenants are residing in. Undoubtedly, when the tenants show responsibility and comply with the landlord's rules, there is usually no problem. In fact, this is an ideal situation that we all want. It is here when the question arises: "Should I give a present to my tenants or not?" We will try to give you an answer in this article.

Giving is Always a Good Idea

 The gift does not need to be anything out of this world, but the truth is that it is always good to give tenants a present at a certain time. In fact, it does not matter how good the tenants are as long as they meet their obligations and pay the rent promptly, presents would be the best way to show your appreciation. Similarly, if they are as good as you would like them to be, an award can serve as motivation to make them improve in the future. Keep in mind that these types of deeds will encourage the loyalty they feel towards you.


When is the most convenient time to give a gift to tenants? 

It is easy to determine the most appropriate time to give gifts to your tenants. For example, you can take advantage of Christmas time or, failing that, the tenant's birthday as an excuse to give him a gift. On the other hand, if they are not going to stay in your house for long, the best decision is to give them a gift a few days before they move out or during the ceasing of the rental contract. The day they move into your property is also the best time for offering them a present.

What should you give? 

This is a much more complex issue since you must determine what type of present is inappropriate or insignificant. However, you should think that your goal is to have a great deal of appreciation with your tenants, so it is not necessary to go overboard. After all, your good intention is what really counts. 

For example, if you cannot think of anything to give to your tenants, a good option is a discount of 5% on the next monthly rent. Without a doubt, it will be something they will greatly appreciate since they will love being able to face Christmas with a little more purchasing power or, failing that, the dreaded January sales. 

On the other hand, if that idea does not convince you, you can buy a box of chocolates or a basket of fruit or any other product. Also, tickets for the cinema, discount vouchers for local businesses or calendars are usually quite welcoming gifts for the tenants. Another option is to resort to literature. A good book will help you get to know each other better. 

In any case, the final decision about the gift with which you will give to the tenants of your home will depend, solely and exclusively, on you and on the relationship you have with them. Keep in mind that there are suitable gifts for any type of situation, so you can be a little imaginative and daring. Perhaps after giving them the gifts, the relationship between you will get even better or a close friendship can be established for the future.
