The Butte-aux-Cailles has all the charm of a country village in the heart of Paris and you can sense the enchanting peacefulness and calm as you walk through this neighbourhood. Its municipal swimming pool was also classed as a historical monument in the 90’s!

The 13th is without a doubt, Paris’ very own Chinatown, where you will find numerous chinese shops and wholesalers as well as a plethora of restaurants, each one more famous than the next. Pho, steamed dumplings and other traditional dishes can all be found in the 13th which boasts the best asian restaurants in Paris. 


Towards the Olympiades station, opposite the Tolbiac section of the Paris I Pantheon Sorbonne University, there are also unusual buildings in the style of chinese pagodas, evidence of the originality of the 13th and its ability to transport its visitors to more exotic version of Paris.

Just a few minutes away from the urban agglomerations of Ivry-sur-Seine, Vitry-sur-Seine, Villejuif, Kremlin-Bicetre and Gentilly, the 13th arrondissement benefits from an ideal geographical location, between the centre of Paris and the active suburbs which are important areas for employment. Thus, it is a very good idea to invest in a rental property in the 13th, as it is ideally placed for professionals who work either in the centre of Paris or in the suburbs. 


Another important factor is the presence of the Tolbiac section of the Paris I Pantheon Sorbonne University near the Olympiades metro, which welcomes thousands of students each year. Thus buying a rental studio in the 13th is an idea that promises to bear unique profits for your property, due to its location, just a stone’s throw away from your young renter’s university.


The 13th also has the advantage of being relatively affordable, despite all its attractions. Thus, if you are looking to buy an apartment in the 13th, you will need to spend on average around €7,300 per square metre, for something in the area of Maison Blanche/Tolbiac; €7,600 per square metre in the BNF area (French National Library); and €8,400 per square metre in the fabulous Butte aux Cailles area.
