Good news for the locators who are reducing the rent to their tenants. The Decreto Ristori (DI 137/2020), in fact, has introduced a non-repayable grant for locators who have granted, or are planning to grant, a rent reduction. The request must be presented within 6th September, but renegotiations can be communicated until 31 December 2021.
Each locator must fill in a form for each property he owns, indicating both the rent reductions granted starting from 25 December 2020, and those he’s going to grant until 31 December 2021. It’s important to communicate any possible increasing variation.
Below are the requirements to be able to apply for the grant:
• The concession’s contract of the leased property must have effect from 29th October 2020 and the property must be used as locator's main residence (requirement met when the locator set his registered residence in the house).
• The property must be located in one of the cities with high housing voltage, namely the provincial capitals, neighboring municipalities and some other medium-sized centers (you can find the complete list on Ministry of Infrastructure and Transport’s website).
• Finally, the granting of a rent reduction at the locator's discretion.
The grant is due for a maximum amount of 1,200 euros for each locator and it’s currently equal to 50% of the reduction granted. The actual percentage of disbursement will be set by Agenzia delle Entrate only after having received all the applications.
