The requirements for becoming the profession of real estate agent are as follows:


  • Age of majority
  • Capacity to act
  • Moral integrity
  • High school diploma
  • Specific preparatory course
  • Specific examination to determine professional aptitude
  • Liability insurance


The specific examination to determine professional aptitude must be taken in the region where one's residence or professional domicile is located and, after successfully passing the examination, one can work as a real estate agent throughout Italy. The exam consists of a written and an oral part on technical and legal aspects of the brokerage profession.


The job of real estate agent is incompatible with all other jobs in the real estate industry, both self-employed and as an employee. However, in the public sector it is possible to work part-time for up to 50% of the weekly hours. In addition, real estate agents are not allowed to work for a public institution or a company that provides financial services. These include banking, insurance services, pension services, securities trading, fund management, payment services and investment advisory services. However, the profession of real estate agent is compatible with that of an employee or collaborator of companies providing credit intermediation services. A real estate agent may not simultaneously act as a condominium manager, a commercial agent, or a sales representative.


Real estate agents need extensive industry knowledge, an understanding of current trends, and excellent communication and sales skills to convince potential buyers of the property and achieve a successful closing. Thorough preparation and ongoing training are essential to keep skills and knowledge up to date and to successfully compete in this fast-moving industry.
