1. Buy a property in South Tyrol and enjoy the Eisack Valley to the fullest

Whether during a regular holiday stay or throughout the year: a property in the Eisack Valley promises you as a buyer countless enriching experiences from spring to winter, thanks to which you can enjoy the South Tyrolean quality of life day after day. Surrounded by lush green alpine pastures, deep chestnut forests and the towering mountain peaks on both sides of the Eisack Valley, you have found the ideal real estate location to buy your new house, a historic residence or a comfortable new building. Engel & Völkers South Tyrol has compiled an overview of the regional highlights that make your purchase in the Valle Isarco unique, the various location options you can choose from, and the current state of the local real estate market between Vipiteno and Chiusa. Let our team of real estate agents whisk you away to the picturesque Valle Isarco and soon you will be holding the key to your new home in your hands!

2. A valley full of possibilities: What awaits you as a property buyer on the Eisack river

The versatility of the Eisack Valley is unsurpassed when it comes to leisure, local recreation and sporting activities - at any time of the year. This is ensured by a wealth of attractive open-air excursion destinations that allow you to immerse yourself intensively in the magnificent nature between the Sarentino Alps, the Zillertal Alps and the Dolomites. If you buy a house or a new building in the Eisack Valley, for example, the Puez-Odle Nature Park is in the immediate vicinity - here you can go hiking, cycling or admire the colourful flora and fauna of South Tyrol, among other things. There are also no limits to local recreation in the countryside on the Villandro Alp, around the "Pfitscher-Joch" lakes or at the "Puntleider" lake - especially in summer, when a jump into the cool water is a welcome refreshment. Real estate agents Engel & Völkers Südtirol also recommend that families with children visit the acquarena, one of the largest sports and leisure pools in the Valle Isarco, which promises hours of entertainment for young and old.

As the warm days in the Eisack Valley draw to a close, a long-established tradition comes to life in the region's inns and taverns: The so-called "Törggelen", also known as the fifth season in this part of South Tyrol. It is the annual tasting of the young grape juice, celebrated with local dishes of "Schüttelbrot", barley soup, bacon, dumplings and chestnuts, and is very popular here.

During the cold months, the Valle Isarco also becomes a popular place for winter sports enthusiasts who have bought a holiday property or a permanent residence here. First and foremost, the skiing area on the Plose presents itself as a varied area with a well-developed lift infrastructure, various slopes at easy, medium and difficult levels of difficulty, as well as several restaurants and cafés for a well-deserved break in between. Hikes and cross-country skiing stages through the Valle Isarco also unfold their very own magic in winter, when forests and steep slopes are covered in glistening white. Especially traditional properties and historic residences that you can buy in the Valle Isarco radiate an unmistakably original atmosphere in the snowy winter and, in the experience of Engel & Völkers South Tyrol, prove to be particularly cosy first or second homes.

Architecture steeped in history and character is also considered a flagship of the Valle Isarco: the local sacred buildings such as the Bressanone Cathedral, which has existed in its current form since 1754 and regularly attracts numerous visitors, are known beyond the region. The monastery complexes of Säben and Neustift also look back on a long past and exist today as protected architectural monuments that are open to visitors. Last but not least, the Trostburg near Waidbruck dating back to 1173, which now functions as a cultural history museum, enjoys widespread public attention. So if you are interested in buying a house in South Tyrol from a cultural perspective, our estate agents believe that the Eisack Valley is the best choice. Contact Engel & Völkers South Tyrol now to find out more about our current real estate offers for sale in the Eisack Valley!

3. With us you will find the right location for your new property in the Eisack Valley

The term Eisack Valley is used ambiguously in general linguistic usage: In an extended sense, the term refers to the entire basin on both banks of the Eisack River from its source to its mouth, while in a narrower sense it is used to designate only its central part, which forms the administrative district community of the same name. As an expert real estate agent, Engel & Völkers South Tyrol is there for you in the entire Valle Isarco: in the following section we would like to introduce you to the various location options where you can buy a house, a new building or a historic residence.

In the very north of the Eisack Valley is the Val di Vizze, which spreads out around the small town of Sterzing. The municipality, together with all its associated villages, has a total of about 7,000 inhabitants and today represents an important shopping, economic and tourism hotspot for the region. It benefits in particular from its proximity to the important mountain crossings at the Monte Giovo Pass, the Brennero Pass and the Penes Pass, which makes it an important traffic hub at the border crossing between Italy and Austria. Climbing opportunities on the 3,501 metre high Hochfeiler in the Val di Vizze or the branching network of mountain bike trails make Vipiteno in the Val di Vizze particularly interesting for real estate buyers with sporting ambitions.

Downstream, in the heart of the Valle Isarco, lies the main town of Bressanone, which is also the third largest town in South Tyrol. With around 22,000 inhabitants, the social life in Bressanone is lively and dynamic, especially in the pretty old town with the famous cathedral and the dreamy arcades. If you would like to buy a house or a newly built property that combines an urban lifestyle with the easy accessibility of local alpine recreational areas, Bressanone is definitely worth a second look from the point of view of our estate agents. Hiking, skiing, visiting castles, shopping and enjoying the regional gastronomy - the combination of these and other advantages make Bressanone a distinctive real estate location that also has short distances to the Dolomites and the nearby Puster Valley.

In the southern section of the Eisack Valley, you will first come across the artist town of Chiusa, surrounded by vineyards and chestnut groves. In addition to regional creative greats such as the writer Franz Junger or the sculptor and graphic artist Hans Piffrader, who originated from Chiusa, the small town has become known from an artistic point of view above all for an engraving by Albrecht Dürer from the late 15th century. Due to its proximity to the Adige Valley, which is open to Italy, the climate around Chiusa is already noticeably milder, which gives houses and other properties here an almost Mediterranean flair. Finally, at the nearby confluence of the two rivers Adige and Eisack is the city of Bolzano, which marks the southern end of the Eisack Valley.

Would you like to obtain more information about a specific location within the Eisack Valley or do you have a specific question about buying property in Chiusa, Bressanone or Vipiteno? The real estate agent team of Engel & Völkers South Tyrol is at your disposal for a free and non-binding consultation!

4. How has the real estate market in the Valle Isarco developed over the last few years?

As a versatile, natural and grounded real estate location, the Eisacktal valley has become popular with a large group of different prospective buyers: Winter holidaymakers, couples with children and senior citizens as well as institutional investors appreciate the multi-faceted qualities of residential real estate in the Eisack Valley. Looking back over the last few years, real estate agent Engel & Völkers South Tyrol has recorded a persistently high demand from home and abroad, especially for houses, newly built properties and historic residences that are offered for sale in the Eisack Valley and subsequently used as second homes. This is due not least to the excellent investment characteristics of local properties, which are characterised by comparatively low risk and long-term yield prospects. The price level for such properties generally remains constant, even if individual increases in value in a ten-year comparison can by no means be ruled out and are even probable. Average prices in the Eisack Valley cannot be reliably quantified due to the sometimes strongly differing location and property characteristics; here it is a matter of taking a close look at the relevant characteristics such as age, condition and size of the property.
