The "Relaunch Decree" - issued by the Government and published in the Official Journal on May 19, 2020 - includes a series of concessions for those who carry out renovations in their home. It is the so-called Ecobonus 110, which, as can be seen from the name, provides up to 110% relief for expenses incurred from 1 July 2020 to 31 December 2021.
A news that has attracted the attention of many, and which will certainly be interesting even for those who want to buy apartments for sale in Treviso. These deductions are added to the already existing facilities for energy efficiency and renovations.
WHAT INTERVENTIONS ARE INCLUDED
The new Relief Decree (art.128) illustrates the interventions that benefit from the deductions at 110% of the expenses made, or part of them, as we will see. The planned interventions concern the thermal insulation of the building envelope (at least 25% of the plaster surface), the replacement of the winter air conditioning systems in the common parts of the apartment buildings with condensing, heat pump, hybrid systems, geothermal, also combined with the installation of photovoltaic systems and related storage systems, micro cogeneration.
Finally, the replacement of winter air conditioning systems with heat pump systems of single-family homes. Other interventions can also enjoy the same deduction, such as the replacement of the fixtures, but only if carried out in addition to the above interventions.
THE CONDITIONS TO OBTAIN THEM
There are some conditions for accessing the Ecobonus 110 for one's home in Treviso. The most stringent concerns the fact that the intervention must achieve an improvement in the energy class of the property by at least two classes, or in any case achieve the highest possible level of efficiency in the APE energy certification. For this reason, it is advisable to rely on a professional who carries out an accurate analysis of the initial state and potential of the interventions to avoid surprises once the work has been carried out.
Another limitation concerns the spending ceilings. The deductions cover a maximum of 60,000 euros for thermal insulation and a maximum of 30,000 euros for air conditioning systems, the amounts that exceed these roofs will not benefit from the concessions for the excess.
SECOND HOUSES YES OR NO?
The Decree provides that the energy efficiency works carried out in the Treviso dwellings, carried out in the manner envisaged, can enjoy the deductions of the Ecobonus 110 even if they are second homes, but only if they are not single-family homes.
HOW TO USE THE ECOBONUS
There are three ways in which you can enjoy the benefits of the Ecobonus 110 provided for in the Relaunch Decree. The first provides the more classic formula of the refund requested during the tax return phase by the taxpayer who performed the work in his home. But the Decree also provides for two other ways of collecting the benefit. The first is the discount on the invoice, with which the client transfers the equivalent of the bonus accrued to the supplier, who can then enjoy it as a tax credit also transferring it in turn to other entities such as financial or credit institutions. Finally, the same taxpayer can request the transformation of the bonus into a tax credit.
It should be remembered that it is still necessary to wait for the implementation procedures of the Inland Revenue to know for certain the operation of the Ecobonus 110.
