Introduced with the 2018 Budget Law and extended every year until the current one, the 2021 green bonus is a 36% personal income tax deduction which is calculated on some types of expenses incurred for the care and maintenance of gardens and green areas of residential properties.

Specifically, the deduction for the green bonus is due for the expenses incurred for:

greening of private uncovered areas of existing buildings, real estate units, appurtenances or fences, irrigation systems and construction of wells;

construction of green roofs and hanging gardens;

design and maintenance costs, if related to the execution of the above-mentioned interventions.

The expenses incurred for the periodic routine maintenance of pre-existing gardens not connected to an innovative or modifying intervention as indicated above and work in economy are not included in the deduction.

GREEN BONUS: HOW IT WORKS

The deduction is divided into 10 annual fees, all of the same amount, and is calculated on a maximum amount of 5,000 euros for each housing unit. Therefore, the maximum deduction is 1,800 euros (36% of 5,000) for each property. A necessary condition for obtaining the relief is that all expenses incurred are paid with payment instruments that allow traceability. For this, every single expense must be documented with invoices and receipts.

WHO HAS THE RIGHT TO AID

Not all owners of houses with gardens in Varese can benefit from the discount provided by the green bonus. They are entitled to:

• taxpayers who own or hold, on the basis of a suitable title, the property on which the interventions are carried out and who have incurred the related expenses;

• the individual condominium, within the limit of the quota attributable to him, provided that the same has actually been paid to the condominium within the terms of presentation of the tax return, with reference to the expenses incurred for interventions carried out on the external common parts of condominium buildings up to a maximum total amount of € 5,000 per residential property unit.
