2020 is definitely a good time if you need to redo the facade of your home. In fact, in the last Budget Law, a 90% deduction was approved, to be divided into 10 annual installments, for the renovation of the external facades of the buildings. The measure concerns both resident and non-resident owners, and some specific urban areas.

WHO IS ENTITLED TO THE FACADE RENOVATION BONUS?

They have the right to this new concession not only owners of houses in Varese, but also residents and non-residents of the territory, both individuals and businesses, but also public bodies and associations, which bear the costs of the works.

The facility also includes the cohabiting family members and the de facto cohabiting partners of the owner, provided that the cohabitation is prior to the start of the work and that they bear the costs.

WHAT IS THE FACADE BONUS?

2020 is definitely the right time to start the restoration or restoration of the facade, thanks to the so-called Facade Bonus, or the possibility of deducting 90% of the documented expenses.

The bonus concerns different types of intervention: from renewal to consolidation to refurbishment, but also cleaning and coloring. The facility includes downpipes, parapets and frames, and includes related expenses, such as scaffolding and the disposal of materials.

THE AREAS AFFECTED BY THE BONUS FACADE IN VARESE

Not all properties can enjoy this 90% discount for facade work. The legislation refers to the areas indicated in the decree of the Minister of Public Works n. 1444 of 1968 and assimilated according to regional and municipal regulations.

In particular, the properties that are entitled to the facade renovation bonus are those located in zones A or B. Zone A includes urban agglomerations of a historical, artistic or of particular environmental value, as well as the surrounding parts that can be considered part of they.

Zone B, on the other hand, includes partially built parts, other than zone A, with a built part of not less than 12.5% ​​and a territorial density of more than 1.5 cubic meters / m2. The presence of the building in one of these areas must be certified by the competent bodies.

WHAT INTERVENTIONS ARE NOT ALLOWED?

The 2020 facades bonus concerns the works that are carried out on the outside of the building envelope, both on the front and on the side facade. On the other hand, works affecting internal facades, such as fairways, are not included in the concessions.

To access the bonus, surfaces must be visible from the road or public land. Expenses for fixtures, gates and gates also remain outside the concessions. Finally, construction of a facade from scratch, or even demolition and reconstruction, cannot be deducted.
