Golden Visa Properties


The Golden Visa Program quickly enables investors to acquire

residence visas and citizenship rights. The property needs to have a
tourist or commercial license for this investment in the West of
Portugal.

STEP 1: DECIDE ON YOUR SUITABLE PROPERTY 

You need to analyze the list of available investment types and decide on which investment you will move forward with Real Estate acquisition.


STEP 2: COLLECT ALL NECESSARY DOCUMENTS

You need to collect all necessary documents requested. A professional will help you in this process. We work together with Golden Visa experts and can recommend, if you wish. All the documents non-issued in Portugal must be translated into Portuguese and certified by a notary:


-Copy of the passport or other government-issued travel document;

-Proof of evidence of the qualifying investment made by the main
 applicant individually (a deed or promissory sale agreement with proof
 of deposit payment);

-Declaration from Portuguese financial institution confirming the transfer of the funds above;

-Proof of healthcare coverage;

-Criminal record of the current country of residence;

-A form filled authorizing SEF to access criminal records in Portugal;

-A sworn declaration on compliance with the minimum investment requirements for the time period of 5 years;

-Declarations outlining the good standing with the Portuguese Tax and Customs Authority as well as the Social Security System;

-Receipt of Residence Permit for Investment Activity payment.


STEP 3: GET A NIF AND OPEN A BANK ACCOUNT

You have to get a Portuguese tax number (NIF) and open a bank

account. You can delegate to your lawyers to complete this tasks without

your presence:


-Tax Number (NIF): Proof of address from your country of residence and bring it to a Finanças office;

-Bank Account: Take your passport, NIF number, Portuguese phone
 number, proof of residence in your country of residence and proof of
 income and go to a bank.


STEP 4: FINALIZE THE INVESTMENT

Time to pay up and lock in your investment in Portugal.


STEP 5: SUBMIT PRE-APPLICATION

After all this paperwork and the investment is done, you or your lawyers have to submit your pre-application online to SEF.


STEP 6: SCHEDULE AND ATTEND YOUR SEF APPOINTMENT

After analyzing your pre-application, SEF will provide you a set of

available dates for an appointment. You must be aware that you and your

dependents have to be present physically in this meeting.


STEP 7: GET YOUR GOLDEN VISA AND RENEW

Time to collect your Golden Visa residence card. Your lawyers can do

it for you. The card is valid for only 2 years. After it you must renew it.


STEP 8: BECOME A PORTUGUESE CITIZEN

After you renew your initial Golden Visa card twice and complete a

total of five years, you are eligible to apply for permanent residency

or citizenship in Portugal.
