Do you know what the role of an estate agent is?

After the real estate crisis, the world of property business has completely changed. Not only have prices changed significantly, which surprised those who thought prices would never go down, but they also coincided with the internet boom, which has changed the way properties are marketed. 
Just like in every sector, there had to be a change in the different phases of the business to guarantee the number of operations and the market to continue. One of those changes related to an estate agent ... so what does this figure represent? 
According to the Royal Language Academy, an estate agent is an "Expert in a subject on which he advises professionally". This professional, after the real estate crisis and in tune with the Internet, discovered that there were new ways to offer properties, grow national and international connections, mass distribution of information, among others. After the real estate bubble, the role of an estate agent as a self-employed professional began to take central position, since his/her traditional duties multiplied and now it has turned out to be an activity that requires extensive training, adapting to new technologies, and also knowledge about values, prices and pricing. 

Since this has also facilitated to a large extent the development of property operations, the agents can develop their activity with great profession and seriousness, as this directly increases the number of operations in the daily basis. Being a person who is dedicated exclusively to consulting issues, the tasks are diversified and very interesting connections are developed among customers from different parts of the world. This has been fundamental, since there are always investors from different countries looking for investment opportunities, and it is crucial that there is someone who finds the perfect property for them. 

Some of the multiplicity of roles that the estate agent must have include: 

  • Business contacts from around the world: thanks to the ease of national and international communication provided by the Internet, as a self-employed person, the estate agent has a great opportunity to reach a successful connection between buyers and sellers throughout the world. 

  • Search for new real estate: the opportunities are still there, it is just a matter of knowing how to look for them. The requirement is for the agent to know how to act quickly and advise in order to expand their property portfolio. 

  • Knowledge to assess and set the property prices: the domain for the appraisal and the levels of variation of prices according to the current indices is fundamental to increase the utility in the functions in this type of profession, since it provides quick solutions both to the estate agent and to the customers who are interested in making a transaction. 

  • Domain of the real estate business through the Web: Websites today is one of the most efficient ways to purchase, sell and rent properties. Mastering this digital world places the agents in a multiplicity of tasks, which makes them indispensable. Knowing how to edit photographs and take good shots, also allows, at the time of the offer, to entice the interested parties. 

  • Telephone contact with interested parties: management, in a broad sense, such as telephone calls with interested parties, is crucial to keep the communication channel alive and sustain the interest of those who want to buy or sell their property. 

  • Real knowledge of the properties: the location and knowledge about the properties, continue being some of the basic principles to have a true idea of their condition for management purposes. 

  • Preparation of contracts and negotiation with vendors: the preparation of contracts and reaching a successful conclusion in the negotiation with the interested parties is one of the tools that an estate agent has to facilitate the process and make money from. As a self-employed person, learning different facets of this business allows you the possibility of increasing your income. 

  • Specification of the sale and finalisation: knowing the mechanism of closing of sale and signing of contracts, is all that is necessary for a transaction of purchase and sale, or rent, in order to become successful. 


According to the real estate agency for which you work, you must perform some or all of these roles, and even more. International real estate agencies operate with set standards and their list of requirements, in general, are usually generic, which can be more beneficial for those who are just starting out in this business and do not know how much commission to charge. A local company also allows one to get started on this path and, depending on the characteristics of each estate agent, it can be an interesting alternative to other jobs.
