Engel & Völkers are thrilled to present an extraordinary opportunity to acquire two prime residential building sites benefiting from full planning permission (Ref: 244908) in the prestigious and highly sought-after area of The Ramparts, Kinsale. These sites, which can be purchased together or individually, offer a rare chance to develop in one of Kinsale’s most desirable coastal locations. Ideally located on Rampart Lane, adjacent to Green Hill and The Bowling Green, this centrally positioned site is just a short stroll from the vibrant heart of Kinsale town. Outlined in yellow and extending to approximately c. 0.26 acres, Site B comes with full planning permission for a substantial two-storey home covering c. 227 sqm. Designed to maximise its elevated position, the house will feature a reversed living layout, with the main living space located on the first floor to capture stunning panoramic views of Kinsale Harbour and the Scilly Islands. This open-plan level includes a living/dining/kitchen area including a walk-in pantry that opens to a generous terrace, a guest WC, utility room, and a luxurious master bedroom with en suite and walk-in wardrobe. The lower level of the planned home comprises three further bedrooms, two of which are ensuite and a large family bathroom, making this an ideal layout for modern family living. This exceptional site offers a unique chance to create a bespoke home in one of Ireland’s most picturesque coastal settings. With full planning permission in place and unbeatable proximity to Kinsale’s amenities, Site A represents a truly rare and exciting opportunity to create a spectacular home.
