Residence SKILL in Howald

We are delighted to present the future SKILL Residence in Howald, on the new tram line linking Cloche d'Or to Luxembourg City. Architectural firm M3 has imagined and designed a perfect balance between aesthetics and living comfort. Soludec, a major player in real estate development and construction in Luxembourg, is responsible for the execution of the project.

Spread over 6 levels and 2 basement levels, the residence will house 2 retail units, 4 office spaces and 14 2- and 3-bedroom flats.

All flats boast generous volumes, with impressive ceiling heights of 3.15 m and large terraces of at least 30 m². Technical features include a home automation system with touch screen, an underfloor heating and cooling system for optimum temperature control all year round, triple-glazed windows and a double-flow mechanical ventilation system.
The residence's heating, cooling and hot water supply will be provided by a geothermal/geocooling system with a heat pump, enabling AAA+ energy certification to be obtained.


Delivery will take place no later than 27 months after the start of construction. The construction will be covered by a completion guarantee and will benefit from the ten-year and two-year guarantees.

Howald: Location and environment

The future SKILL Residence will be built at 11, Rue des Scillas in Howald, on the new tram route linking Luxembourg City to the Cloche d'Or and in the immediate vicinity of the future Howald railway station.

This fast-changing district, at the gateway to Luxembourg City, will offer particularly easy and fast connections to the Cloche d'Or district, the railway station, the city centre, Kirchberg and soon the airport.

The forest to the rear of the residence offers great opportunities for walking or jogging, with a 4.8km signposted route.
