Description

This modern villa offers the highest living comfort, sustainable building quality, and a dream location by the water combined. The house impresses with light-flooded rooms, a generous layout, and a warm, inviting living atmosphere. On a plot of approximately 585 m², of which around 136 m² is water share, you enjoy about 15 meters of your own shoreline with a boat dock, swimming pier, and direct access to the lake. The living area of approximately 271 m² is spread over the ground and upper floors, offering a perfect combination of design and functionality. The centerpiece of the house is the approximately 128 m² large living kitchen with an open fireplace and an Italian Valcucine designer kitchen, equipped with high-quality Gaggenau appliances. Four bedrooms and two bathrooms, including a luxurious master bathroom of about 16 m², create retreats for family and guests. Custom-made built-in wardrobes over approximately 45 linear meters, a sauna by Klafs, a seamless Pandomo cement floor on the ground floor, and brushed oak floors on the upper floor emphasize the exclusive living style. Technically, the villa impresses with its A+ passive house standard with wood-aluminum windows and triple glazing, energy-efficient supply via geothermal heat exchanger, heat pump, and a photovoltaic system with 10 kW, combined with underfloor heating, ceiling cooling on the ground floor, controlled residential ventilation, and automated temperature control. Smart home technology controls light, shading, temperature, and security via switches, smartphone, or tablet. This is complemented by a sound system throughout the house, an alarm system with indoor and outdoor monitoring, video surveillance, and a wall box for e-mobility. A modern designed front garden with plants and raised beds, a fountain, and atmospheric lighting creates an exclusive ambiance upon arrival. The large lake terrace with an outdoor shower, whirlpool, lovingly planted designer troughs, and a high-quality outdoor designer kitchen (optionally transferable) invites you to relax by the water. Two additional terraces on the upper floor offer further retreats with a fabulous view. This property is a place where modern design, maximum energy efficiency, and the unique lakeside lifestyle merge into an incomparable living quality.

Location: Neusiedl am See, Burgenland

The architect's villa is located near Mole West, in an absolutely quiet location. The school and shopping town of Neusiedl am See, located on the northern shore of the lake, is the second largest city in Burgenland with just under 9,000 inhabitants. Burgenland enjoys a pleasantly mild and rather dry Pannonian climate and is known for excellent red wines as well as for the Neusiedlersee Seewinkel nature reserve. The lake area offers excellent cuisine and a variety of cozy wine taverns. Lake Neusiedl is a water sports paradise for sailors, surfers, and kite surfers, but also a cyclist's paradise - with bike paths around the lake, it's an absolute natural experience, with many rest stops. Cycling around the lake, including the Hungarian part, is about 120km and you will be guided through an incredibly beautiful steppe landscape with unforgettable impressions. Public transport connections are very good. With ÖBB, you can travel in 40 minutes from Neusiedl to Vienna Central Station. By car via the B227 and A4, you can reach Vienna in about 30 minutes.
