Description
This exceptional three-sided farmhouse from the 1940s combines historic building fabric with modern living quality and a consistently sustainable renovation concept. From 2014 onward, the property underwent a comprehensive gut renovation, carried out with great sensitivity for architecture, materials, and its original character. Particular emphasis was placed on using natural materials and preserving the traditional courtyard character.
As part of the renovation, the building was completely stripped back to the shell, all piping and the entire electrical system were renewed, and the roof was rebuilt from the ground up as a new cold roof with mineral wool insulation. The solid exterior walls, around 43 cm thick, were deliberately left uninsulated in order to preserve the building-physics properties of the original structure.
Architecturally, the combination of historic elements and modern materials is especially appealing. In stylish contrast to the wall surfaces finished with lime plaster, a polished screed floor was laid in the living area.
The heart of the house is the spacious living and dining area with integrated kitchen, which uniquely combines openness and coziness. The kitchen impresses with numerous bespoke details, such as a kitchen unit made from an old baker’s trough. A pantry and a root cellar ideally complement the kitchen area.
Upstairs there are separate areas for parents and children. The parents’ suite has access to the gallery, and separate bathrooms were created for both the children’s and parents’ areas. Another special feature of the property is the separate in-law or guest apartment in the former farmhouse. It has its own living and dining area with a modern kitchen, a bedroom with wardrobe, and a bathroom with a freestanding bathtub.
The entire property is heated by a modern ground-source heat pump combined with underfloor heating in all rooms, ensuring contemporary living comfort. The outbuildings also offer further development potential. In addition, a possible opening through to an outbuilding has already been considered in order to realize, for example, an outdoor kitchen in the future.
