Description
In the charming setting of Viggiù, just a few minutes from the Swiss border and in a strategic position with respect to the main cities of Varese and Milan, we offer for exclusive sale a prestigious property set within a large private park, featuring an exceptionally beautiful panoramic view. The complex consists of a main villa divided into three independent residential units, a tennis court, and numerous ancillary structures perfectly integrated and functional to the property. The residential unit on the lower floor is currently used as the caretaker’s accommodation. The apartment, the most recently renovated of the three, comprises a living room with kitchen, a bright bedroom, and a bathroom with shower. Continuing on, the second residential unit is on the ground floor of the villa and consists of an elegant, spacious living room with fireplace, a separate kitchen, two large bedrooms, and two bathrooms—one for the living area and one serving the sleeping area. The first floor is enhanced by a large semi-perimeter terrace offering an open panoramic view over the surrounding landscape, with glimpses extending as far as Monviso. From here you access the third apartment, arranged over two levels. The first level features a bright living room with fireplace, a kitchen area with dining room, a bedroom with en-suite bathroom, an additional guest bathroom, and a convenient laundry area. The upper level, reachable via an internal staircase or externally by crossing a romantic wooden footbridge, houses a second living room with kitchen, three additional bedrooms, two bathrooms, and a practical storage room. The private park, extensive and finely planted, further enhances the property and includes a tennis court complete with changing rooms and separate facilities for men and women. There is also an evocative covered area equipped with a barbecue, pizza oven, and ample covered and outdoor spaces, ideal for convivial moments with friends and family. Serving the property are various functional areas, including a former chicken-coop area, a workshop with woodshed, a space dedicated to a greenhouse and vegetable garden, as well as a relaxation area with an above-ground pool, swings, and hammocks. The property is completed by a large four-car garage and numerous parking spaces. One of the main advantages of this solution is certainly its strategic location: it is just a few minutes from the Swiss border and is conveniently connected to the cities of Varese and Milan and to Malpensa International Airport. This prestigious property is an ideal solution for those who wish to enjoy the tranquility and charm of the mountains without giving up comfort, privacy, and a simply unparalleled view.

Localisation : Viggiù, Province de Varèse
Viggiù is a municipality in the north-eastern part of the Province of Varese, more precisely in Valceresio, at the foot of Mount Orsa, with about 5,300 inhabitants. Its history begins in very ancient times: finds from the Roman era bear witness to this. Viggiù has many treasures. Among them, worth recalling is the historic centre, unique of its kind, characterized by the typical courtyard houses, with entrances adorned with artistic stone portals, where the stonemasons’ workshops were located. The famous “Viggiù Stone” was one of the many stones quarried from the surrounding hills; it was used as a building and decorative material and in the past this made the area a place of great artistic importance. This feature made Viggiù known as the village of the “Picasass”, because in the past, walking through the streets, one could hear only the ringing of hammers striking the stone. There are also numerous churches enriched by works by local artists. In the heart of the village, in a charming green setting, stands Villa Borromeo, an elegant late neoclassical building, an ideal destination for day trips.v
