The country house is located in an elevated vantage point on the outskirts of Polling in Tyrol in a quiet side street and borders on undeveloped open land to the south. Polling is located in the Upper Inn Valley between Zirl and Telfs, about 20 kilometers west of Innsbruck. The municipal area stretches from the valley area at 615 meters south of the Inn over the Pollingberg (860 meters) to the area of the Flaurlinger Joch at 2,211 meters. Polling probably originates, like many of its neighboring villages Inzing, Hatting and Flaurling, from a Bavarian settlement from the 6th century. "Pollinga" was first mentioned in documents in 763. The village is on the Way of St. James, the well-known pilgrimage route that runs across Europe. One stop along the way is the local church, which is dedicated to St. Rochus and St. James. A wide variety of bike routes are available and the comfortable Inn Valley cycle path that runs past is particularly popular with families. A little further up, on the Inn Valley terraces, the Peter Anich Trail follows in the footsteps of the famous Tyrolean cartographer Peter Anich, with a view over the Inn Valley and the striking Hohe Munde. Innsbruck is also easy to reach for commuters, as Polling is well connected by transport. By car, the Pettnau motorway exit can be reached in around 6 minutes and Hatting train station in around 5 minutes, which gives Polling residents a quick connection to the state capital of Tyrol. There is also good access to the public transport network, with regular bus connections to Innsbruck and other surrounding towns. Overall, Polling in Tyrol offers an attractive combination of living close to nature, good infrastructure and good accessibility to Innsbruck. These factors, together with the nearby kindergarten, elementary School and Supermarket, make Polling a popular family place to live in Tyrol.
