Ubicación: Innsbruck-Land, Tirol
The apartment is located in the heart of the expansive Leutasch high valley, more precisely in the Emmat district. It is accessible via public road with a southwest-facing driveway and also faces southwest. Surrounded by single-family homes built in the local style and open countryside, the property is a true haven of tranquility, as the access road is a cul-de-sac. Framed by the impressive mountain scenery with panoramic views of the Hohe Munde, nestled between the Karwendel Nature Reserve, the Wetterstein Mountains, and the Wildmoos Landscape Conservation Area, the region offers a true paradise for sports enthusiasts and those seeking relaxation alike. At an impressive 1,136 meters above sea level, the Leutasch high valley stretches for 16 kilometers through the Alps south of the Zugspitze – offering everything your heart desires. The lush landscape is pristine and absolutely unique in Tyrol: hiking trails through deep green forests and verdant alpine meadows, extensive (e-)bike routes along the turquoise Leutascher Ache river, interspersed with rushing mountain streams, climbing areas, and crystal-clear lakes, flanked by rustic mountain huts and the imposing Wetterstein Mountains. There's truly plenty of space to enjoy: the majestic Hohe Munde mountain overlooks the vast mountain landscape and its precious natural treasures – from the Gaistal alpine paradise to the spectacular Geisterklamm gorge. The Seefeld Olympic Region, with its five villages of Leutasch, Mösern/Buchen, Reith, Scharnitz, and Seefeld, gained renown as the host of the Nordic events at the 1985 Winter Olympics and the FIS Nordic World Ski Championships in 2019 and 2019. The region's sporting prowess lies primarily in the sheer number of opportunities available locally. Combining the unique landscape with a wide range of sporting and cultural opportunities is perfectly possible on Tyrol's most beautiful high plateau and undoubtedly makes the region truly special. Leutasch is sheltered from the foehn wind to the south and from the cold to the north by the Wetterstein mountain range. Snow clouds can easily reach the area from the west via the Gaistal valley. This makes Leutasch very snow-sure, while also offering a mild summer climate. Here you will find quiet, unspoiled mountain slopes and many wonderful hiking and mountain biking trails. In winter, Leutasch offers one of the most beautiful cross-country skiing areas in the world. A supermarket, a doctor, a kindergarten, and a primary school are located in Weidach, and public transport connections via bus stops are readily available. Seefeld town center/train station - approx. 10 minutes by car, Innsbruck city center/airport - approx. 40 minutes by car, Munich city center - 1 hour 40 minutes by car, Munich airport - 2 hours 5 minutes by car.
