What you should know about this apartment

Amenities and special features of this apartment

This historic town house in the Sankt Nikolaus district is well-known to Innsbruck residents due to its free-standing design and pretty facade.
The well-known “Gasthaus zum Elephant” was located on the property.
After being adapted in 1999, the house was used for mixed purposes. It is a listed building due to its artistically designed facade.

The building does not have a basement and is 3 storeys high. The former dining rooms on the ground floor were converted into enclosed basement areas allocated to the apartments. There are a total of 10 residential units on the 3 upper floors. Residential ownership was established in the house.
The building is in good condition. Specialist inspections are carried out by the property management at regular intervals. A thorough general renovation took place in 2015-2017.

Behind the building there is a leafy, approx. 107 m² large and sunny inner courtyard garden available to the owners for general use.

The apartment for sale is located on the 2nd floor and is exposed to the south and west sides.
The living room with the visible old wood ceiling and the two south-facing bay windows is the heart of the apartment and offers an irreplaceable flair.
The kitchen is open to the living room.
The bathroom and bedroom face west with windows.

Included in the purchase price is a very large vaulted cellar with approx. 16m² and window areas, as well as the inventory.
An underground forklift parking space could be purchased in the immediate vicinity.

The apartment is rented until July 2026, but in this case it could also be purchased without a tenancy agreement.

An apartment in the middle of urban life with a lot of atmosphere.

Innsbruck (city): Location and surroundings of this property

Close to the center, located in St. Nikolaus, one of the oldest districts of Innsbruck, this historic town house is very attractive for modern living in a “historic” environment.

Above all, the walking distance to Innsbruck's old town/city center makes this apartment very interesting for people who want to do a lot on foot or by bike.

You are only 600 m from the Golden Roof, the landmark and center of Innsbruck, and a few minutes' walk from the congress center and the Nordkettebahnen cable car valley station.
The Nordkette recreational area with forest and hiking trails is directly behind the house. The Inn promenade is also just a few steps away.

The St. Nikolaus district has been characterized for some time by the settlement and revitalization of commercial premises, small businesses, restaurants, but also renovated and very well integrated residential situations, which are further enhanced by the Hofgarten and Waltherpark public green spaces in the immediate vicinity.

A very central location that is still very individual and charming.
