Purchase your desired property in St. Johann in Tirol

Thanks to their diverse scenic beauty, Austria’s various property locations are well-known for their leisure and skiing resorts. Tyrol, a federal state in western Austria, deserves special mention. Demand is particularly high for properties in the holiday region of St. Johann, which is set amidst the Kitzbühel Alps and at the foot of the Wilder Kaiser mountains. The eponymous municipality of St. Johann is at the very heart of the region: here you can find a combination of nature and culture, historic sites, folk customs, and access to the huge winter sports resort, as well as the Wilder Kaiser’s climbing paradise. Purchasing a property in St. Johann is especially attractive for nature-lovers and winter sports fans who wish to markedly enhance their quality of life.

The process of finding a suitable property and the steps leading to the signing of the contract can turn out to be lengthy and strenuous for anyone who does not know the area and thus does not have knowledge of the local market. For this reason, it is important to consider engaging a professional and reliable

1. Purchasing a property in St. Johann in Tyrol: a year-round feel-good experience

If you decide to buy a house or an apartment in St. Johann, you can decide to spend a couple of days enjoying your holiday home or second home whenever you have time, even at short notice. In winter, the region is particularly enticing for downhill skiers, as its central location provides them with access to numerous skiing resorts, such as:

St. Johann
Kirchdorf
Oberndorf
Erpfendorf
Fieberbrunn
Kitzbühel and
Skiwelt Wilder Kaiser-Brixental.

There are also many routes for cross-country skiers in picturesque Alpine settings. The Bacheralm sledge run attracts sledgers with its exciting slopes.

If you buy a property in St. Johann, you will also enjoy the warmer seasons: the Großache river route is ideal for hiking, as is the Kaiserbachtal nature reserve with its glorious flora and fauna. The routes to Predigtstuhl or Totenkirchl are perfect for mountain bikers, and ambitious climbers can tackle the most well-known peaks of the Wilder Kaiser. Allow our real estate agents at Engel & Völkers to advise you on the best options, which are tailored precisely to your profile.

2. A popular type of property in Tyrol: the traditional Alpine house in St. Johann

If you imagine a

typical Tyrolean property

, you will probably envisage a classic, freestanding mountain lodge located amidst the picturesque scenery of the surrounding Alpine panorama. In fact, traditional

Tyrolean architecture

, which is based on centuries of building tradition, has kept its style to this day and features strongly in St. Johann’s real estate landscape. Even newly built properties frequently combine some characteristic features of Tyrolean traditional real estate and incorporate modern technologies and efficiency standards.

Usually, Alpine houses are largely constructed using a

sustainable resource

:

wood

. They are clearly noticeable due to their well-known style. Some of their most common features include an expansive gabled roof with a large overhang, charming transom windows (often with colourful shutters), and a long, wooden balcony on the first or a higher floor. Some of the typical Tyrolean properties in St. Johann have white rendering on the ground floor, which creates a stark contrast to the rest of the natural wooden facade. Inside such a property, you will usually encounter traditional, rural furnishings, which further highlight its cosy atmosphere.

Chalets are perhaps the most typical type of property of this kind. They are not only used as holiday lodges, but also sold as primary residential properties. They are particularly characterised by their classic block construction and the generous use of wooden elements (even for this architectural context), both indoors and outdoors. Regardless of whether you are interested in buying a traditional or modern property in St. Johann, Engel & Völkers Tyrol will accompany you on your journey from the first viewing to the handover of the keys.

3. St. Johann in Tirol: current figures and dynamics of the local property market

Houses, apartments, and other properties in St. Johann and the surrounding area have experienced pronounced demand over the past few years thanks to their various locational advantages: in 2021, a total of 25 houses were sold in this region, while the keys to 128 apartments could be handed over in the same period.
A large number of these properties were part of the major new construction activities in St. Johann. As such, a total of 124 properties were sold by the construction companies themselves.
Along with this flourishing market activity, prices for properties in St. Johann have continued to rise: in May 2022, detached and semi-detached houses in good locations were on the market for average prices of between 4.5 and 5.5 million euros, while prices of between 2 and 2.8 million euros were typical in modest locations. Apartments were on the market for average prices of between 11,000 and 15,000 euros per square metre in good locations; entry options were available for between 3,500 and 4,200 euros per square metre in modest locations. Our real estate agents do not see any signs of sales prices decreasing over the coming years, which is why a property in St. Johann has excellent potential as a reliable and low-risk investment in our opinion.
