The 2020 health crisis and lockdown heralded a stagnation or even a decline in the real estate market in Belgium. However, the attorneys' survey published at the beginning of the year indicates a spectacular increase in the prices of apartments and houses over this period.
Working from home and health restrictions mean that houses with yards are back in favour. This increase in demand has generated an increase in the median price of this type of property of 4.2% over 2020. The symbolic bar of €250,000 for a 3-room house has been reached for the first time.
This rate of inflation is just over 5% in Flanders and Walloon and has rocketed over 7% for the Brussels region, generating an average price of almost €440,000 for a detached or semi-detached home.
Very popular when they offer a balcony or patio, apartments saw their stock rise by more than 8% during 2020. So the value of an apartment can vary from €175,000 in Walloon to €242,500 in the capital.
