This real estate market has proven stable over many years and is marked by a superb standard of living. It can also count on a constant influx of international buyers and tourists. Just in time for the start of the holiday season, Engel & Völkers presents an exclusive selection of the finest waterfront properties.

The Balearics: Consistently high demand for real estate by the water

Internationally, the Balearic Island of Mallorca is considered one of the most popular islands in the Mediterranean. Real estate located close to the sea top the desirability rankings and are considered the prime locations along the island’s 554 kilometres coastline. The high demand is met with limited supply, which in turn means prices for this calibre of property are high. For example, the average sale price in the southwest of Mallorca in Puerto Andratx was approx. 5 million euros in 2022, compared to 4.5 million euros in the previous year. On the west coast, in the regions around Deià and Puerto Sóller, the average asking price rose from 3.5 million euros in 2021 to 4 million euros in 2022. Approximately 20 minutes drive from Palma in areas such as Son Verí Nou and Cala Blava, the average asking price was 3 million euros in 2022, up from 2.5 million euros in 2021. An hour’s drive from the capital, on the northeast coast in Colonia Sant Pere and Canyamel, the average asking price in 2022 was 2.1 million euros, up from 1.9 million euros in 2021.

With its Mediterranean flair, mild climate and breath-taking scenery, Ibiza is also one of the most exclusive regions in Spain. The island boasts some 210 kilometres of coastline, dotted with picturesque bays and counting more than 50 beaches in total. Here, too, demand for real estate directly overlooking the sea or even with direct access to the sea is especially high, as detailed in the current Engel & Völkers Ibiza Market Report published in partnership with the Center for Real Estate Studies (CRES). According to an independent study by CRES, the average price for a villa spanning approx. 300 square metres at a prime address in Ibiza Town was approx. 3 million euros in 2022. In the south and southwest of the island around hotspots like Playa d’en Bossa and Cala Jondal, exclusive homes directly by the coast commanded prices of approx. 3.2 million euros in the same period. In the west, near the picturesque bay of Cala Vadella, the average price for premium villas was approx. 2.7 million euros, while the east of the island saw average prices of approx. 3 million euros.

The neighbouring island of Menorca is well-known for its stunning natural beauty with a 216 kilometres of coastline and rocky bays with turquoise waters. It has a reputation as a Mediterranean paradise for holiday property buyers from all over Europe. Properties located directly on the beachfront here or close to the sea are also extremely sought-after. In these prime locations, such as around Cala Morell in Ciutadella, the average asking price for villas in 2022 was approx. 2.5 million euros, which was consistent with 2021. The exceptionally high demand for coastal and harbour locations in the Mahón region in 2022 saw average prices for villas rise from 1.5 million euros in 2021 to 1.75 million euros.

Mallorca
