The property area: Palma de Mallorca 

Palma de Mallorca has become one of the Mediterranean’s most popular cities. The old town, with its narrow alleys, quaint bars, tantalising restaurants and creative businesses, not only tempts visitors, but has also made the city attractive to real estate buyers. In 2019, the transaction volume exceeded again the 1 billion euro mark.

The growing attractiveness of the city can also be attributed to another factor; a lot of investment is currently being made, for example in the renovation of the seaside promenade Paseo Marítimo. The demand for properties across all price ranges is high, with buyers increasingly placing value on sustainable architecture. Do you love Mallorca and playing golf? Then Son Vida is the perfect choice. This district of the city of Palma de Mallorca is surrounded by three golf courses
and provides exclusivity, safety and tranquility. The city center is not far, nor is the airport – and yet the experience offered by traditional Mallorcan villages, such as Esporles and Puigpunyent, is near at hand. Villas with avant-garde architecture, ideally close to the golf courses and overlooking the sea, are most in demand. Informed investors know exactly what they want. In Son Vida, the average price for a villa is 4.7 million euros.

No matter how many wonderful locations Mallorca has to offer, one always stands out – the southwest of the island. Portals, Bendinat, Santa Ponsa and Port Andratx have become the prime addresses in Mallorca. The picturesque town and village of Sóller and Deià and the surrounding areas in Mallorca's west are characterised by high demand. The landscapes in this region of Mallorca offer a stunning contrast between mountains and sea underlining the appeal of property here. In prime locations, average prices are around 3.5 million euros. Easy accessibility to the capital Palma and the airport also contribute to the region's appeal.

The north of Mallorca is shaped by the charming combination of coast, beaches and mountains. Places such as Alcanada, Alcúdia, Campanet, Búger and Pollensa are highly desirable addresses for families on the hunt for second or holiday homes.

Engel & Völkers is currently seeing a growing number of customers who intend to reside permanently or who are buying real estate with a rental license as an investment purchase. Traditional style architecture, as well as fincas and villas with a more contemporary twist, with a sea view or right beside the sea, arealways popular. Real estate prices around the area of Alcudia and Pollensa remain stable – on average, buyers invest 1.5 to 2.5 million euros for houses, depending on size, location and facilities. The property location: Santanyí and surroundings 

The southeast of the island is not only characterised by its good connection to Palma de Mallorca and lively hotspots, but also by the wonderful beaches that can be found here, such as the Caribbean style natural beach at Es Trenc with its stunning clear blue sea. Places such as Porto Colom, Santanyí and Felanitx have their own distinctive character and offer modern properties and wonderful town houses as well as fincas with holiday rental licences. In prime locations, properties cost an average of 1.7 million euros.

Away from the more lively corners of the island, the northeast is an area sought by those who prefer peace and quiet. Coastal locations such as Colònia St. Pere with its promenade, lively ports such as Porto Cristo or picturesque towns like Artá tempt real estate buyers with their relaxed, Mediterranean flair. The northeast features a beautiful countryside, with its seemingly endless mountain landscapes, which are mostly untouched and perfect for hiking or cycling tours. However, one aspect of this area that is lively is the property market. The average price of properties in Artà is 1.7 million.

Those who choose to buy in the center of Mallorca do not make sea views their priority. Instead, people come here in search of nature, of going back to the source. And the area offers just this in spades - with far-reaching landscapes, spectacular views of the Tramuntana Mountains and traditional villages with picturesque markets surrounded by vineyards, almond and olive groves.

Moreover, Palma is still not far away, a factor that many appreciate. Buyers are always pleased to find large plots with their own olive trees or vines. Pure nature – this is what the island’s heartland has to offer. Ideally, combined with a property featuring modern architecture. In prime locations such as Santa Maria, the average price of a home is around 1.8 million euros.

The property location: Cala Blava, Llucmajor and surroundings

Palma is a beautiful city – but the views across the city and the Bay of Palma also have their own, unique appeal when seen from a few kilometres away. If this
panorama – especially breathtaking at night – is on the wish list then buying a dream property in the south of the island is recommended. This region also combines a rustic ambiance with close proximity to the sea. Villas in the area of Cala Blava and Son Verí Nou are sought-after for precisely this reason and, on average, reach prices of 1.9 million euros.
