1. Top locations in the southwest of Palma for your property buying or selling needs

A glance at the property locations in south-western Palma de Mallorca quickly reveals that it is a multi-faceted environment in which no two neighbourhoods are alike: 


For example, the famous waterfront boulevard Paseo Marítimo, also known by its official name as Avenida Gabriel Roca, runs from Portixol through the city centre along the coast down to Portopí. Lined by the jetties of the exclusive yacht and pleasure boat harbours, everything here revolves around living together on and with the water: the Paseo Marítimo functions as a social hot spot for all generations, be it for a relaxed afternoon stroll between the well-tended green spaces and shade trees, for cycling, inline skating or watching the ships arriving and departing together.


The completely redesigned Club de Mar, for example, is considered one of the best-known harbours in the entire Mediterranean region, offering excellent conditions and moorings for boats up to 135 metres in length for both sailors and motor boaters. The gastronomic landscape on the Paseo Marítimo is equally excellent, with a number of first-class restaurants, cafés and bars with direct views of the harbour. With the cathedral "La Seu", one of Mallorca's most prominent landmarks is located directly on the Paseo Marítimo, and the historic old town and the airport are also close by.

The trendy Santa Catalina district is located to the west of Palma city centre and north of the Paseo Marítimo. Originally, Santa Catalina was home to merchants, sailors and other workers and was thus closely related to the port. This is still reflected in the cityscape today; the combination of renovated town houses and traditional properties gives Santa Catalina its individual charm. Among other things, windmills from the 18th century that have been preserved to this day can be admired here. The population of Santa Catalina is made up of long-time Mallorcans and international immigrants, especially Scandinavians. One of the main highlights of Santa Catalina is its indoor market - where fresh fish, meat, fruit, vegetables and other locally produced goods are on sale. It is the oldest food market in Palma still in operation today, dating back to 1920. A few select restaurants, handicraft and delicatessen shops can also be found here, making buying property in Santa Catalina a gourmet experience.

Continuing southwest, we reach the districts of Bonanova, Son Armadams and El Terreno, which have undergone impressive development in recent years: Until a few years ago, El Terreno, with its outdated buildings, radiated the faded charm of better times. The former artists' and poets' quarter of Palma was getting on in years. This has changed completely, especially thanks to the extensive revitalisation project Gomila Palma - around the legendary Plaza Gomila. The modern and multi-faceted architecture gives the neighbourhood creativity and the spirit of the 21st century. Gomila Palma is a pure rental project. The modern town houses and flats, some with private pools, offer all the comforts of modern living. Around Plaza Gomila, the social dynamism of bygone days has returned. The good accessibility in combination with a gym, restaurants, bars, a supermarket and more are enthusiastically accepted by the residents and make El Terreno the new place to be.

History and tradition still have their place in Bonanova, Son Armadams and El Terreno: Mallorcan heritage comes within reach in the time-honoured 14th-century Castell de Bellver and the surrounding parks, the grounds on a hill overlooking the three districts are open to the public for tours.

Gènova, Cala Mayor and Sant Agustín also look back on a long history and are now highly valued as residential areas on the outskirts of Palma. The parish church of Genova, for example, dates back to the mid-19th century, and there is also a dripstone cave here that was discovered in 1906. Among the best-known former residents of the area is Joan Miró, a representative of surrealist painting - there is even a street named after him - while the Joan Miró Museum in Cala Mayor exhibits a large number of his works to the public. Those who decide to buy a property in Gènova, Cala Mayor or Sant Agustín benefit from the proximity to Palma's city centre while living in a rather quiet and decelerated residential environment. Many of the high-quality houses and flats have a direct sea view - the higher the property is situated on the local steep slopes, the more impressive the panorama of the extensive bay of Palma. Culinary delights, shopping opportunities and the numerous options for leisure activities in the great outdoors also leave nothing to be desired, so that you will find ideal starting conditions for your property purchase or sale in Mallorca.


2. Townhouses, villas, flats or penthouses - which property type suits you?

As the different features and characteristics of the individual districts already suggest, there are also certain regional focuses in the structure of the property offers in the southwest of Palma: 


While flats and penthouses can be found all along the coast, the Paseo Marítimo and Santa Catalina make up the bulk of the local market. Such properties can be found either in existing apartment buildings or in the particularly popular new developments with high architectural quality and modern technical standards - your possible purchase options in the southwest of Palma are therefore broadly varied. There are also different price ranges depending on the specific location: The lowest entry prices can be found in middle locations such as Santa Catalina, El Terreno and Bonanova, specifically flats can be purchased here from around 600,000 euros. 


In Cala Major, Sant Agustín and on the Paseo Marítimo, entry-level prices for flats are around 600,000 euros. Gènova, on the other hand, is considered a top regional location, and prices for houses and flats for sale here are listed at 1,000,000 euros and above.

Classic townhouses also form a part of the local real estate offer and can be purchased both in the traditional stock as freshly renovated properties or in the form of new construction projects. The asking prices are usually between 1,500,000 and 2,000,000 euros throughout the area described. An exception are townhouses directly on the Paseo Marítimo, which attract special attention due to their immediate proximity to the water and the harbour. Here, prices between 2,000,000 and 2,300,000 are currently being called for townhouses. 


Villas and comfortable detached houses with gardens can be found in the southwest of Palma, primarily in GènovaBonanovaEl Terreno and Son Armadams.
