Exclusive prospecting sectors

Each E&V real estate consultant is in charge of a specific sector in which he or she alone is entitled to prospect. This is one of the specificities of our group: combining international dimension with local expertise. This in-depth work of qualification, meeting the inhabitants of a district, triggers numerous opportunities.

It allows us to detect sales projects upstream, to better inform buyers about the environment of a property and to collect a lot of information that often goes beyond the limits of a zone, which increases the possibilities of income thanks to our referral system.

The referral system

When the contacts met by an Engel & Völkers real estate agent have a sales project outside of his or her area, the agent puts them in touch with the consultants specializing in the areas concerned, which results in a sharing of commissions at the time of the sale.

Given the number of our consultants, these exchanges of information lead them to meet with multiple landlords and/or sellers throughout Paris on a daily basis.

A synergy that significantly completes the income obtained directly on its sector, especially since referrals are received and sent by the Côte d'Azur, throughout France with the Demeures et Châteaux department and internationally.

The teams and their team leaders

Our consultants are grouped into teams, with each team covering an area of one to several districts, subdivided into individual sectors.

This structured and equitable organization - each sector has been delimited to offer the same potential in terms of sales - favors a healthy and profitable collaboration, both between consultants and between teams.

The role of a team leader is to support each real estate agent in his or her activity. Team leaders do not make sales, which avoids conflicts of interest. They accompany the consultants to important meetings: discovery of a property and its owner, submission of estimates, signing of mandates, negotiation and conclusion of offers, follow-up of files, etc.

The status of commercial agent & remuneration

Engel & Völkers real estate consultants have the status of an independent sales agent and in most cases start out as self-employed. This means that our business relationship is based on a partnership.

They receive a percentage on each sale, individually or shared in referral. This percentage increases in steps over a year, as the sales are accumulated.

A punctual remuneration is also received in case of cooptation (we do not apply a pyramid system), when a new profile joins us thanks to the recommendation of one of our consultants.

Development prospects

In line with our group's values, employees who demonstrate potential for development - through their results, their involvement, their personality and their managerial skills - are offered real opportunities for advancement. For example, the majority of our Team Leaders started out as consultants within our company. Given our development projects in France, many opportunities for internal development will continue to arise.
