Special features of this plot of land

A unique country estate is being sold with large usable areas, gently embedded on a plateau above the village of Petersberg. It is situated in a very idyllic and sun-exposed location and is a large farm by South Tyrolean standards. It consists of agricultural areas which are mainly used as permanent grassland - meadow / pasture (25.92 hectares) and forest (27.78 hectares). The closed farm also includes a residential building and a farm building, which, however, is not an independent building.

The entire agricultural area is located around the farm. The areas have a slight slope inclination. In view of these characteristics, a large part of the land would also be suitable for growing domestic cereals (barley, rye, wheat). The land is now mown and grazed. The remaining areas (infrastructure, roads and yard) total 4,093 m2.

The residential building, the farm for the Moralt, was completely rebuilt in 1966 and is located on a hill with a wonderful view in a very beautiful and panoramic location. There are currently 2 large apartments in the building, but they could be converted into several units with a manageable amount of effort, e.g. to be used for a farm holiday. Both apartments have 1 living room, 5 rooms, 1 kitchen, sanitary facilities, balcony, roof or attic.

The farm building is not an independent building. It was erected in the usual local manner. The ground floor was built of stone. In the upper floors there is a barn to store the crop. The upper part of the building is made of wood. The farm building also includes an agricultural machine and equipment room, which is located a little apart.

A second residential building, the former farm, is also sold. This is located nearby and has to be demolished and rebuilt. The sum of the cubature of the old farm is 1,565.40 m3.

The geographical location, close to important tourist centres, also allows the farm far-reaching possibilities in the cultivation e.g. refinement of products, holidays on the farm but also alternative cultivation forms of the pastures.

The village of Petersberg is situated at 1,380 metres above sea level and is part of the municipality of Deutschnofen. Petersberg has 600 inhabitants and has a very idyllic village centre. It lies gently embedded on a plateau. In the north-east the Weißhorn rises, towards the west the plateau slopes gently down to the last farms, from where it slopes steeply into the Etsch valley.
Numerous attractions characterise the quiet and beautiful landscape.
One of them is the Petersberg Golf Club, which provides relaxation far away from everyday life. The 18-hole golf course was designed by the architect Marco Croce. The golf course is open from mid April to mid November. In the immediate vicinity, below the Karerpass and at the foot of the Latemarmassivs is also the Karersee, which is a protected natural monument. In winter, the ski areas Ski Center Latemar Obereggen (1,550 - 2,500 metres) and Skiarea Carezza (1,182 - 2,337 metres) offer winter fun. It offers compact snow-making facilities and a unique climate, skiing pleasure on over 88 kilometres of pistes.
Maria Weißenstein, a place of pilgrimage, is well known beyond the borders of the country. The origin of the pilgrimage place Maria Weißenstein lies in the year 1553 and today Weißenstein is also a wonderful starting point for numerous hikes.
