Good news: Covid did not negatively affect the value of prestigious Lombard real estate assets. Yet, there is a trace of it, evident, in some of the new housing trends. This is what emerges from the analysis carried out by Engel & Völkers Italia, which investigated the market trends of the most attractive cities and locations in the Lombardy Region.

FEATURES OF THE POST-COVID HOUSE
Forced home constraint has made Italians rediscover an often-neglected value: that of larger and more comfortable living spaces and, above all, the presence of livable outdoor spaces.
All the indicators of the analysis by Engel & Völkers Italia confirm this. From Milan, where the garden is a very rare commodity, but at the same time the demand for buildings in semi-central green areas is growing exponentially, to the Brianza hinterland, chosen by Milanese families and entrepreneurs fleeing the city.
The post Covid home has clear characteristics. It no longer needs to be in the center of a big city, with all its job opportunities, but in many cases, it must only be connected to the world with a good line, because smart working is now an acclaimed trend. On the contrary, in addition to the outdoor spaces already mentioned, multifunctional houses of larger dimensions, with modular spaces, have become a must, where it is possible to create an office station, even better if framing-proof (the calls on the PC are the desk of 2021).
Speaking of condominiums or residences, services such as box lockers, gyms or multipurpose rooms stand out. While the connections will be more and more central: living in seclusion has its advantages, but it is necessary to be able to reach the center of the metropolis (in this case Milan or the provincial capitals) comfortably and in an acceptable time.
VARESE: REAL ESTATE INVESTMENT TERRITORY
The answer to this question lies in the above analysis. The province of Varese has all the requisites to be considered a real estate investment territory. It is no coincidence that "homes for sale in Varese", "independent house Varese" and "villa for sale Varese" are among the most searched keywords on search engines. The “Provincia dei Laghi” is in fact rich in greenery and independent real estate units but, at the same time, it is strategically located with Milan and - through its airports - the world. For the province of Varese, the Engel & Völkers Italia survey identified a mainly Italian clientele, consisting of families with children or young couples. The demand for villas with gardens or terraces is also increasing in this area. As for the preferred areas, in the city there is a strong focus on the historic center, while in the immediate area there is a strong interest in houses for sale in Busto Arsizio (very convenient because of the directive that leads to Milan), but also Casbeno (the district south of Varese overlooking the lake) and Bobbiate (southwest district on the road that leads to Lake Varese).
In the province, however, the preferred areas are those that gravitate around Lake Lugano and Lake Varese. For the most exclusive properties, the sale price is approximately € 3,000 / sqm.
