The 7 characteristics of real estate investors in Portugal

The national real estate market is on the rise. Property sales, especially in urban centres, stand out due to the great demand both from foreign and domestic investors.Along with the global market, luxury property sales have also been highlighted in this sector, with a greater interest in this type of property.
The interest in buying a home raises the question: who is making this type of investment? What is the profile of these new owners. We have found the answer and today, we will be revealing the 7 characteristics of new real estate investors in Portugal.

1. The "location" factor”

The new buyer does not look for just any home in any location. In fact, one of the most important factors is the location as it is used in relation to quality - location - value.

2. Good areas

The search for a property by the prospective buyer implies finding homes with generously sized rooms. The kitchen and the bedrooms are the most important ones in terms of spaciousness.

3. Quality counts

At the time of purchasing a property, this type of buyer pays attention to the structural features of the house. The two main points of his or her analysis include the age of the building or house and the quality of its construction.

4. Paying attention to the facilities in or around the properties

In their search for a property, investors tend to value the presence of leisure facilities. For them, the presence of children's Playgrounds, swimming pools or spaces dedicated to sports (tennis or football fields) may be essential.

5. Security above all else

At the time of their investment, these new owners are concerned with security issues. Many opt for homes that offer constant security monitoring systems and allow less external access to the property's grounds.

6. Energy certification

An increasingly common concern among new owners is obtaining the energy certification of a property. Before making their decision, there are many buyers who want to know the energy performance of the house or building that the property is located in.

7. Preference for more rooms

These buyers usually look for homes with more than one bedroom. On average, a three bedroom home seems to be the national buyer's favourite type of property.
