New conditions for Golden Visa in 2022

Deeply acclaimed for its attributes and offers, Portugal has attracted global investors in various business sectors and also among those looking for a place to live or to enjoy as a holiday destination after retirement.


What is the Golden Visa?

Existing since 2012, this program allows residence visas to be granted to foreigners, and applications may be made through the purchase of property on national soil, transfer of capital or employment in the country.



Changes expected for 2022

The main changes from January are related to the location of the properties covered and the change in the minimum investment requirements. Thus, it will only be possible to obtain the Golden Visa in rural and less populated locations (excluding areas such as Porto, Lisbon and cities on the coastline of mainland Portugal). As for the investment required to integrate the support program, this will now be 1.5 million euros for the amount of capital transfer and 500 thousand euros for research, development or creation of a Company/Job.


These changes will be implemented from 1 January 2022.

What type of property is eligible?

In order for the property to be eligible for the program, the investment must be equal to 500 thousand euros, and the same properties may subsequently be made profitable in various ways, including through rental.


Can the minimum value be divided between two properties?

Therefore, as long as the sum of the value of the properties purchased is 500 thousand euros, the investor may apply for this visa.


Targeted at foreign citizens without European citizenship, i.e. from countries outside the EU, the Golden Visa program grants eligibility to worldwide investors who are interested in making a qualified investment in the country.


To be eligible for the Portugal Golden Visa Program you must maintain the qualified investment for at least 5 years; pay attention to the minimum period of stay in the country (minimum period of 7 days per year) and you also must not have a criminal record.


Although the acquisition of real estate assets worth €500,000 or more is the most common way to become eligible for the Portugal Golden Visa Program, there are other criteria that can guarantee this access.


There is also the possibility of access through investment in commercial companies based in Portugal or in investment and venture capital funds that are geared towards the capitalisation of companies.
