Raptor View Sales report for the period March 2019 - February 2020
The popular wildlife estate is looking back on a year of 20 registered sales of which only 3 were of vacant stands at an average sales price of R 740 000. In the previous year a total of 11 stands were sold over the same period at an average sales price of R 734 000.
Sales of stands therefore show only a minimal appreciation and indicate that buyers did weigh higher build costs against buying existing homes. A picture confirmed when looking at house sales. This year 17 houses were sold compared to 2018 were only 12 houses changed hand.
The average sales price improved from R 2,42 mill to R 3,345 mill. This is a considerable leap in sales price. Taking a more detailed look, the lowest price for a 3 bedroomed house was R 2 mill and the highest achieved sales price for a 4 bedroomed house was R 6,85 mill. If we take out the peak sale, we are still looking at an average sales price of R 3,126 which is a sizable appreciation of 22,6 %.
The houses, with an exception of 2, were older and mostly larger family homes.
With higher building costs and the most beautiful positions generally already taken, buyers negotiated hard on these older builds citing extensive repair work, termite damage and overall need for modernization on these houses. It is therefore interesting to note that in spite of the positive higher sales prices, a comparison of listing prices versus actual sales prices shows, that on average houses sold for R 600 000 less than initially marketed at.
Currently listed for sale are 17 houses of which only 2 are new builds. Houses under construction amount to 6.
Coming back to vacant land there are only 58 undeveloped stands left of which 20 are in phase 1 of the development, 2 in phase 2 and 36 in phase 3. Enquiries for vacant stands give preference to phase 3 (the bottom end of the estate) were the average asking prices lie at R 1,1 million.
