Sold on Hoedspruit Wildlife Estate

Are you looking for reliable sales figures for sales on Hoedspruit Wildlife Estate? Engel & Völkers has been compiling annual sales reports for the top selling estates and it is our pleasure to make these figures available to you.

Sales figures are taken from the Deeds Registry and are reflecting over the period March 2019 to end of February 2020.

When looking at the sales figures for houses we typically monitor the sales of 4, 6 and 8-bed lodges separately. 

These lodge-type houses, originally built by the developer, are reflected below.

8-sleeper, 2 units sold @ ~ R 2,1 mill (R 1,8 mill) ↑ by 16,6 %

6-sleeper, 7 units sold @ ~ R 1,49 mill (R 1,49 mill)  no change

4-sleeper, 8 units sold @ ~ R 1,41 mill (R 1,07 mill) ↑ by 31,9 %

There has been more trade in houses than in the previous year as stands left for resale were hard to come by and average prices for stands had gone up by 9,6 % to R 704 726 compared to the previous average of R 643 000. Very few stands still sold around R 600 000 and would typically be found on Rotsvy, the main road of the estate. Other stands deeper into the estate sold around the R 800 000 benchmark, with 1 peak sale of a stand sold in the exclusive block at R 1,46 mill.

This leaves 18 individual houses of which only 5 were turn key properties. The average sales price for brand new houses came to R 3,2 mill while the resales achieved an average of R 2,85 mill. Surprisingly house prices on resales have gone down. Looking back at figures from the previous year an average sales price of R 3,62 mill was achieved. However when looking at the make of the houses in comparison, it is noticeable that smaller and more older houses in need of maintenance were purchased as opposed the larger already renovated homes. This is a trend confirmed when looking at other estates too.

Where houses bought cash or through financing? Of the 35 house sales a mere 12 were bought cash.
