Description

Strategically located just a short walk from the town centre and Malnate station (FNM Ferrovie Nord Milano), we exclusively offer for sale this charming villa dating back to the first half of the 19th century. This historic residence retains important period features, including the small tower and roof adorned with medieval-inspired swallow-tailed Ghibelline merlons. The property is arranged over two harmonious levels and represents an excellent investment opportunity, thanks to the possibility of customising the finishes and interiors to suit personal taste, restoring this remarkable historic home to its former splendour.

The property is accessed via both a pedestrian and vehicular entrance through a well-maintained, landscaped private garden, enhanced by period decorative details. Upon entering the ground floor, the living area opens through a convenient hallway onto elegant and welcoming rooms. There is a spacious sitting room featuring fine leaded-glass window shutters with coloured glass, a dining room with separate kitchen and external access to the rear of the property, and a second distinctive English-style sitting room—perfect for entertaining and creating an elegant conversation area—with direct access to the outdoor patio and garden.

At the top of the first flight of the splendid marble staircase is a small bathroom serving the living area. The internal staircase leads to the first floor, entirely dedicated to the sleeping area. This level comprises four comfortable, bright and generously sized bedrooms, arranged to ensure maximum tranquillity, served by two bathrooms. There are also two further spacious rooms and access to the large terrace overlooking the greenery.

The property is completed by a small tower containing a hallway leading to the attic; a ground-floor room currently used as storage, with access to the rear, where a chicken coop was once located; a utility room on the basement level; and two large cellars.

The generous floor area, high ceilings and evocative historic character make this villa the ideal blank canvas for a carefully planned renovation, capable of enhancing the building’s historic character while combining it with the highest standards of contemporary comfort.

The property’s strengths are further enhanced by its excellent location: just a few steps from Malnate railway station, the villa offers quick, daily connections to Varese, Milan and the nearby Swiss border.

Location: Malnate, Lombardy

Malnate is a town in Lombardy with around 17,000 inhabitants. The municipality is located in the Province of Varese and consists not only of the main town but also five hamlets: Folla, Rovera, Baraggia, and the better-known Gurone and San Salvatore. The town lies near the Olona River, in the Lanza Valley, between Mount Morone and Mount Casnione. Thanks to this favorable location, Malnate has developed a thriving economy based on agriculture, the textile industry, and the mechanical and abrasive industries. For many years, Malnate was represented in this sector by the “Mole Ermoli” company, which initially exploited the sandstone quarries to produce grinding wheels and later expanded into the production of abrasives made from synthetic materials, becoming the largest production area in Italy.

Malnate is also famous for having been the birthplace of Luigi Lucioni, a renowned realist portrait and landscape painter. The town boasts a beautiful, well-maintained local green area, the PLIS Parco Valle del Lanza, a protected area of supra-municipal interest established in 2002. The park contains priceless historical industrial remains, together with the natural heritage of the Molera quarries of Malnate and Cagno, which were exploited to produce sandstone grinding wheels.

The municipal administration is committed to the well-being of Malnate’s residents and, for this reason, has promoted a wide-ranging plan to make the town even more livable. Its main objectives are to improve public areas, roads, and safety. For children, drawing on the international “Children’s City” project, activities and meeting places have been developed that truly make Malnate a paradise for its youngest residents. The municipality also has educational facilities covering every level of schooling, a public library, and the “Mario Realini” Civic Museum of Natural Sciences.
