More than 80% of property buyers in Dénia and Jávea are international, especially from the Netherlands, Germany, and Switzerland. This demographic seeks properties in natural settings, with privacy, beautiful views, and a relaxed lifestyle, without sacrificing quality construction and premium services.

Increasingly, high-net-worth buyers are choosing these coastal areas for their climate, safety, and quality of life. This profile seeks tranquility, nature, and understated luxury, explains Vicente Salamanca, director of Engel & Völkers for Dénia and Jávea.

Most Sought-After Areas in Dénia and Jávea

Jávea: El Tosalet, La Lluca, Balcón al Mar, and La Corona stand out for their Mediterranean architecture, sea views, privacy, and low-density development.

Dénia: Las Rotas, La Sella Golf, Montgó, and the Old Town combine nature, urban charm, and proximity to the sea.

Average Price and Predominant Nationalities

In Jávea, the average price managed by Engel & Völkers in the first half of 2025 was €3,250/m², with a majority of buyers being Dutch (70%), followed by German (20%).

In Dénia, the average price saw a slight increase of 2% compared to 2024, reaching €2,675/m², with a strong presence of Dutch, German, and Swiss buyers.

What Buyers Are Looking For on the Costa Blanca

The most sought-after type of property is a villa between 180 and 250 m², with 3-4 bedrooms, a private pool, a garden, good orientation, and views of the sea or Montgó mountain. The Montgó area is especially valued for its elevated views and privacy.

The average selling time is around 100 days, reflecting strong demand and a healthy market. International connectivity, gastronomy, the climate, and the balance between nature and exclusivity make Dénia and Jávea an ideal destination for buying a home on the Spanish coast.
