For buyers looking to purchase a property in Europe, sustainability and climate protection continue to be a part of the equation. Location, once a significant draw, is now only one decisive factor when determining the value of a property. Energy efficiency also plays an important part – particularly in the face of rising energy costs.

Value enhancement through eco-friendliness

In urban areas, gardens and green spaces help improve air quality and promote temperature regulation. Given the growing challenges in the area of sustainability, green spaces also play a crucial role in preserving and promoting biodiversity by providing important habitats for plants and animals. Especially in urban areas, where natural spaces are becoming increasingly scarce, green spaces are becoming more and more important as sanctuaries for both people and nature.

This trend is reflected not only in the growing need for nature but also in the decisions people make when choosing where to live. The desire to live in harmony with nature is growing, and more and more people are looking not just for a place to live, but for a home that reflects their environmental values. Sustainability and climate protection are no longer marginal issues, but rather key factors in choosing a property. Whereas location used to be the decisive factor in a property’s value, growing environmental awareness today means that more and more buyers are also factoring energy efficiency into their considerations – especially against the backdrop of rising energy costs.

This trend is also having an impact on the real estate market. More and more people looking to invest in real estate are asking themselves: How eco-friendly is my home? Checking the energy performance certificate has become standard practice. There are many reasons for this. Sustainability and climate protection play an important role. However, homeowners should consider not only the environmental aspect but also the economic one. Energy-efficient measures – such as improving insulation, installing heat pumps, or using solar energy – are therefore of crucial importance. Such investments not only stabilize operating costs but also increase a property’s value and ensure its long-term viability – an important factor, especially with regard to a potential future sale.

Increased Value Through Environmental Friendliness

The Engel & Völkers Residential Real Estate Market Report 2024/2025 for Germany shows that properties with poor energy efficiency lost significant value from 2023 to 2024. This highlights the impact of a property’s energy efficiency on its market value. At the same time, the report shows that existing properties in need of renovation are increasingly being considered by investors, as the entry prices – including modernization costs – are, on average, lower than those of new construction. This is leading to rising demand for existing properties with solid potential for appreciation, especially since these are also available in popular inner-city locations.

Energy efficiency is no longer merely a technical detail; rather, a holistic approach to sustainability pays off for everyone involved. Those who invest in energy efficiency today create long-term value – both for themselves and for potential buyers, and not least for the environment. These investments contribute to improving quality of life and promote sustainable development that benefits everyone.
