Nestled in the tranquility of the hills of the Matilda Lands, rich in history, castles, parish churches, and medieval villages, this unique property takes us on an evocative journey into the past linked to the figure of Matilda of Canossa. This charming house-castle has indeed witnessed important historical events: around it, in the autumn of the year 1092, the clash between Matilda's troops and those of Henry IV took place, an event carefully described by the Benedictine monk Donizone in his famous work "Vita Mathildis," in which he mentions the existence of the building during the battle. The main structure of the house is spread over three levels, ground floor, first floor, and a characteristic attic floor. The ceilings were originally vaulted, transformed into flat ones in the 1400s. The construction dates back approximately to the year 1000 and is still in excellent state of preservation, maintaining the architectural charm of times past. The layout of the building faithfully mirrors that of the Castle of Canossa; similarly, the construction features are also found in the castles of Bianello, Rossena, and Carpineti. Surrounded by extensive private land, the property offers a charming landscape setting, ideal for those who love to immerse themselves in nature and quiet. Inside the castle, stone dominates, present in all environments and capable of returning an authentic atmosphere. The ancient exposed wooden beams emphasize the historical character of the residence. On the ground floor, large original arches mark the transition from one room to another, giving continuity and grandeur to the spaces. This floor hosts the main halls, large spaces, including a refined room with a fireplace, ideal for moments of conviviality or relaxation. On the first floor is the kitchen with a cozy separate dining area, along with various service rooms. The first level is completed by two bedrooms and a large bathroom. On the top floor lies the picturesque tower, as well as an entirely habitable attic area, consisting of a bedroom, two versatile rooms (perfect as a study, hobby room, or relaxation area), and a bathroom. The complex also includes an old barn-stable currently to be renovated and reimagined according to one's needs, whether it be an artistic studio, a guest annex, a creative workshop, or an accommodation facility, this space offers endless transformation possibilities. The property is completed by 2100 sqm of agricultural land, ideal for those seeking space and privacy. The property represents a true opportunity for those who desire a home with authentic character, historical value, with large internal and external spaces, and significant development potential.
The property is located in Sedignano, a hamlet of the municipality of San Polo d'Enza, in the province of Reggio Emilia, about 30 km from Parma and 60 km from the capital of Emilia. The Autostrada del Sole (Milan-Naples) is reachable in a few minutes, as are the nearby towns of San Polo d'Enza, Montecchio Emilia, or Reggio Emilia itself, all rich in main services (schools, shops, supermarkets, etc.). The foothill area, after Neolithic, Etruscan, and Roman settlements, became, during the Middle Ages, a territory scattered with fortifications; the property was historically conceived in a position protected by several castles: to the south, we find Canossa, Rossena, and to the north, Montevetro, Bianello, Montelucio, Montezane. Exploring the surroundings, one can also see the Bismantova stone in the distance. The building, anchored to a rocky formation, is positioned on an active water vein, with various wells. The property blends harmoniously into this context characterized by panoramic views that narrate centuries of history in a unique setting that gives the residence an invaluable added value, making it not just a home, but an integral part of a historical and landscape heritage to be lived and preserved.
