Description

A unique terraced house is offered for sale, an integral part of the ancient complex of the Episcopal Palace, completely renovated in the 1990s and located in the northeast wing of the former fortification, recognizable by its six characteristic corner windows distributed over two levels. From the eastern gate of the former Castrum, you enter an elegant hallway that divides the house into two wings: on the right is a spacious kitchen with a dining area and a relaxation area, while on the left there is a large living room with a fireplace. At the back of the house are the services and the cellar. A refined staircase leads to the first floor, where there are three large bedrooms and a second bathroom. On the second floor, there is a large attic with considerable heights, these large clearance rooms are ideal for creating a study area or additional bedrooms. Climbing further, through a small staircase that retains the charm of an ancient passage, you reach the turret or panoramic belvedere. At the entrance, there is a pleasant fenced garden of about 90 square meters, while at the back, in the ancient internal courtyard of the Episcopal Palace, there is an additional courtyard area of about 48 square meters. Moreover, with a separate price, there is available a plot of land of about 1,300 square meters located a few meters from the house. Numerous historical documents attest to the existence of an ancient "Castrum" or Castle, represented and described in great detail: mention is made, for example, of "a strong castle with a fortress suited to withstand the greatest efforts of a besieging army." From these sources, it is inferred that the portion for sale is precisely the one surmounted by the splendid belvedere, from which even today you can admire the vast panorama of the estates that once belonged first to the bishop and, subsequently, to the Royal House of Sweden. Another significant historical passage concerns the transformation of the site from the seat of a Principality to the seat of a Duchy: after Napoleon's passage, the estate including the Episcopal Palace - already a fortified Castrum - was elevated to the "Imperial Duchy of Galliera," becoming the dowry of the Emperor's niece and, through marital ties, to the Swedish Royal Court. Today, the noble title of the Duchy of Galliera is held by the House of Orléans. (This information and floor plans are merely indicative and do not constitute contractual elements).

Location: Massumatico, Emilia-Romagna

Since the 6th - 7th century AD, this place was the administrative center of a vast estate, under full episcopal control, so much so that in the 12th century, by the will of Emperor Henry IV, it became a Principality of the Holy Roman Empire. Later, Emperor Frederick II also reaffirmed the validity of the bequest to the Church. The naturally elevated position compared to the surrounding area ensures, both then and now, good protection from floods and the ability to oversee the surrounding territory. Geographically, we are near the city of San Pietro in Casale, well connected by rail to both Bologna and Ferrara, and beyond, also to Florence and Venice. Nearby is the highway tollgate. Within cycling distance, there is a vast expanse of fields, mostly cultivated with cereals, and some ancient locations distinguished by towers and old palaces, such as the "Ragione" which exercised judicial power over the small principality. A very evocative setting, also due to the presence of numerous waterways that have shaped the territory for centuries and constituted the first highways in history. Moreover, the legend lives on of secret tunnels, perhaps once used as escape routes to flee the numerous sieges.
