Rappini-Cortesi Villa in Terre del Reno

Set within a wooded park of about 15,000 sqm, the property of approximately 1,350 sqm is laid out as an authentic rural Emilian courtyard, where the historic Villa Cortesi dominates the complex with elegance. Formerly known as “Villa Rappini-Cortesi”, the estate is a rare, intact example of Bolognese rural architecture, now located within the territory of the Province of Ferrara. The setting is private and of great landscape charm, enhanced by the presence of rural buildings harmoniously arranged around the courtyard, bearing witness to the local agricultural tradition. The main villa, dating back to the 19th century, underwent a major comprehensive renovation completed in 2023, combining philological restoration with adaptation to the most modern residential requirements. Seismic upgrading was carried out by means of reinforced plaster and steel stiffenings, while the roof was completely rebuilt with a high-performance laminated timber structure. Energy efficiency works included insulation of the perimeter walls, new windows and doors, and insulation of the ground-floor slab. All interior finishes and systems were newly installed, delivering a ready-to-use residence with up-to-date technology. The complex is complemented by numerous ancillary buildings that expand its potential: a residential unit in an advanced unfinished state, a large garage, and the characteristic “Bolognese-style” hay barn, subject to partial demolition and reconstruction, with wide porticoes and spaces originally intended as stable and granary.
