Description

Schwanenwerder – Discretion, grandeur and history in a perfect location Like a retreat outside of time, Schwanenwerder lies in the waters of the Havel. Only a narrow bridge connects the island to the mainland, yet in atmosphere it feels like a world of its own: calm, sheltered, and marked by a cultivated elegance that has endured for generations. For a long time, affluent bankers, politicians and business leaders resided here in magnificent country estates. Old tree-lined avenues, expansive waterfront plots and a harmoniously established development shape the character of this unique island landscape. Schwanenwerder is not a place of passage, but a refuge. No commercial use, no public transport—instead privacy, seclusion, and an atmosphere of timeless permanence and discretion. The quality of this place is not revealed through volume, but through attitude. Through space. Through silence. Through privacy. For more than 100 years, Schwanenwerder has stood for exclusive residential culture in a natural waterside setting. Properties of this scale are not part of the regular market— they rarely change hands and are regarded as multi- generational assets. This property offers the rare opportunity to redefine a place within a historically evolved setting of the highest value— whether as a private retreat, a family residence, a representative estate, or a long-term value-preserving investment. An offering for individuals and institutions who place discretion, substance and location above all else. Highlights • Island character • Absolute privacy • Unique waterside location • Absolute tranquility • Prestigious surroundings and quick access to Berlin city center • Established historic setting • Prestigious neighborhood and a landscape beauty that is unrivaled in Berlin

Localisation : Schwanenwerder, Berlin

From 1794, King Frederick William II had a summer palace built on Peacock Island, which at the beginning of the 19th century served Queen Louise as a residence. A hundred years later, Emperor Wilhelm II renamed the neighboring island—until then called Sandwerder—to Schwanenwerder. A bridge to the mainland was built and the ring-shaped island road laid out. It is after this road that the most expensive street in the first German edition of Monopoly is named. Schwanenwerder quickly became a magnet for the economic elite of the German Empire, who built magnificent villas here. Even today, hardly any other place in Berlin offers so much peace, closeness to nature and seclusion—while at the same time being so close to the city center. Via the AVUS you can quickly reach the government quarter, BER Airport and central Berlin with its wide range of shops and charming cafés. Around the Nikolassee S-Bahn station and the Wannsee S-Bahn and long-distance rail station there are shops for everyday needs. Primary school and grammar school are also in the immediate vicinity. The Wannsee Golf and Country Club, the most elegant club in the region, is only a few kilometers away. The neighboring sailing and rowing clubs have been considered a meeting place of elegant Berlin since the Imperial era.
