Multi-family buildings or apart-hotels, while not always considered classic commercial assets, are also governed by distinct frameworks.

However, if your commercial property is held as a corporate business asset (subject to Corporate Tax / Impost de Societats) or you are a non-resident, the standard 10% tax rate generally applies to the gain, regardless of the holding period. Given the complexity of Andorran tax regulations and recent legislative updates, early consultation with a local tax advisor is strongly recommended.
Property transfers in Andorra are generally subject to a 4% Property Transfer Tax (Impost sobre Transmissions Patrimonials or ITP), which is paid by the buyer. However, if the seller is a business transferring an asset tied to its economic activity, the transaction may be subject to the General Indirect Tax (IGI—Andorra's VAT equivalent) at 4.5% instead of ITP.
