With over 1,000 lakes and picturesque mountain regions, Carinthia—Austria’s southernmost state—delights both locals and tourists. The lakeshores and towns in the central region are particularly sought after. This is also reflected in the prices per square meter. Prices are highest in the area surrounding Klagenfurt, where they are in some cases significantly higher than those in the city itself.

How are real estate prices developing in Austria's southernmost federal state Carinthia?

Demand for residential real estate is particularly high for classic lakeside locations, lake views, and mountain retreats. In addition to properties in lakeside or mountain settings, there is growing interest in properties in the well-connected outlying areas of Klagenfurt and Villach.

In 2025, the average price for a home was just under 350,000 euros. In the condominium segment, the number of transactions increased compared to the previous year. Larger apartments in particular, but also small vacation apartments, remain popular. The average price per square meter, at around 4,300 euros, was lower than in 2024 but still below the national average of 4,600 euros per square meter. Real estate prices are highest in the area surrounding Klagenfurt.

The demand for residential properties in the state capital Klagenfurt is equally large in the city and surrounding areas. Price per square meter in Klagenfurt has risen over the past five years, which is also due to migration and positive economic developments.

How are real estate prices developing in the Upper Carinthia – Millstätter See region?

The trend of recent years to seek nature-oriented retreats such as agricultural properties, mountain chalets, and remote residential houses continues. Around Millstätter See and in the district town Spittal an der Drau, particularly large residential houses and apartments of superior quality and with high-end amenities are sought after. The best locations are directly on the lake shore or with panoramic views.

Real estate prices for houses in the Upper Carinthia-Millstätter See region average around 340,000 euros and are therefore still comparatively moderate.

The attractiveness of the lakes region remains unbroken and real estate prices, especially near the lakes and with lake views, continue to rise strongly. A dedicated purpose allocation of the motorboat tax is intended to enable the purchase of additional public lake access points. This makes properties and apartments in the so-called second and third rows even more attractive and further enhances their value.

Real estate prices have been rising throughout the region for years and are far above the Carinthian average prices. For a home in the region, an average of around 535,000 euros was paid in 2025.
