Lower Austria is the largest federal state by area and achieved around 6,370 sold single-family and two-family houses in 2024, making it by far the largest market in the country in this segment. However, the price differences between districts within the federal state are enormous. Real estate prices in districts directly adjacent to Vienna, such as Mödling, Tulln, or Korneuburg, are on average almost twice as high as in the westernmost districts. In the so-called suburban belt, historic villas continue to set the tone. Large outdoor spaces and high-quality amenities are increasingly in demand.

How are real estate prices developing in Lower Austria?

Vienna's periphery continues to expand and now reaches as far as Sankt Pölten and the Hungarian border. The average price per square meter for condominiums has fluctuated between 3,600 and 3,900 euros for 1.5 years. Prices in Lower Austria are therefore below the nationwide average price per square meter of around 4,900 euros. In the direct Vienna area, prices have already shown initial signs of recovery and are at 4,800 euros per square meter. In the single-family and two-family house segment, there is a slightly increasing number of transactions and transaction volume compared to the previous year. The median selling price in the second quarter of 2024 was around 275,000 euros, which is at a similar level to 2023.

Baden is located in the district of the same name in the popular Industrial Quarter south of Vienna. The proximity to the federal capital and the high quality of life in the beautiful imperial city make it a very popular place to live, which is expected to grow significantly in the future. Real estate prices have risen especially in the single-family house segment, as houses with gardens are particularly in demand.

How are real estate prices developing in Klosterneuburg?

The third-largest city in Lower Austria is growing significantly and is expected to exceed the 30,000 inhabitant mark in the coming years. Klosterneuburg borders directly on Vienna's 19th district and, together with its sister city Korneuburg on the other side of the Danube, forms the northern end of the Vienna metropolitan area. Due to extensive new construction, the supply of residential real estate will continue to grow in the future and represent an alternative to the high real estate prices of the city for more and more Viennese.

Mödling is the district capital of the district of the same name, which is part of the Vienna metropolitan area and directly borders the city. The city is therefore located in the northern part of Lower Austria's so-called Industrial Quarter and simultaneously in the eastern foothills of the Vienna Woods. The location between nature and metropolis convinces many people and contributes significantly to making the Mödling district the most expensive in Lower Austria. Average real estate prices are significantly above the state average.
