Description

This beautiful property, considered one of the most refined and important villas in the picturesque village of Brunate, was built at the beginning of the twentieth century, in 1904 to be precise. It is located in an enviable position: not far from the heart of the historic centre and a 5-minute walk from the funicular railway that connects Brunate to the lakefront of Como, the villa stands in a beautiful garden of approximately 3,000 square metres, partly hidden from the gaze of passers-by. The villa was finely renovated inside in 2023 while retaining the charm of the Belle Époque. During the renovation work, the heating and electrical systems were completely redone, all the windows were replaced, and excellent quality materials and finishes were used, such as Antonio Lupi sinks, Vola showers, Dornbracht taps, and the Bora stove. The property is accessed through a wrought-iron gate that highlights, as does the fence, the interweaving of floral motifs in the most refined use of that style. The large forecourt in front of the villa's entrance can comfortably accommodate up to eight cars; there are also two other entrances, service and pedestrian entrances towards the funicular and the village. The ground floor is dedicated to the reception area where we find, beyond the entrance, a large living room of about 50 square metres overlooking a beautiful terrace, a large kitchen with a modern and functional dining area, a study/library and a guest bathroom. A marvellous marble staircase leads to the first floor dedicated to the sleeping area with a master bedroom with walk-in wardrobe, two bathrooms, another bedroom with private terrace and a spacious room of about 50 sqm, which can be divided and used as an office, bedroom or living room. The top floor is attic and contains a further three bedrooms and a bathroom; from this floor there is access to a panoramic terrace with magnificent views. Completing this marvellous and unique property is the basement where there are cellars, a laundry room and several multi-purpose rooms. Accessible from both inside and outside, this floor could become a separate apartment or could be used as a hobby room or wellness area. From the six large terraces, alternately lit by sunshine all day long, one can contemplate a suggestive panorama that sweeps from the Lombardy plain to the Alpine chain, passing through the historic core of the marvellous city of Como and the first basin of the lake.

Location: Brunate, Lombardy

Brunate, known as the Balcony on the Alps, not only offers suggestive panoramic views of the city of Como, the first basin of the lake, the Alps, the Lombardy plain and the Apennines, but also offers hiking and mountain biking enthusiasts a variety of excursions along trails and paths that provide extraordinary views. The villa is located in a quiet and reserved position, but at the same time only a few hundred metres from the centre of the village where one can find various restaurants, bars, grocery shops and the funicular railway station that connects Brunate to Como with a ride of only seven minutes; by car, the centre of Como and its lakefront can be reached in about 15 minutes. The property is about 50 km from the dynamic and fashionable city of Milan, 40 km from the cosy and safe city of Lugano, and within a few hours' drive one can reach renowned Alpine ski resorts such as San Moritz or Bormio, and is easily accessible from the main airports in northern Italy and neighbouring Switzerland.
