In recent years, the demand for holiday homes has far exceeded the supply in the popular German holiday regions. The steady increase in construction interest rates from the second quarter of 2022 led to a certain reluctance to buy, especially in the medium and basic locations of some holiday resorts, and dampened demand somewhat. Here, some prospective buyers adopted a wait-and-see attitude and postponed the decision to buy their own holiday property for the time being. In general, however, holiday homes and flats are particularly often purchased with a high equity ratio, which reduces the impact of the increased interest rates. The price corrections are therefore very small compared to the primary residence market. In the top locations of the most popular holiday regions, prices have also often remained completely stable, with the strong price increases of previous years no longer being achieved. When comparing the average asking prices for properties in the most popular holiday resorts, it is noticeable that prices in the second half of 2022 were mostly significantly higher than in the same period of the previous year. The corrections were thus mostly much weaker than the increases in the previous half-year.

Purchase prices for holiday homes in Germany by location

Despite interest rate developments, purchase prices in 2024 are stable in most regions, especially in prime locations. Currently, flats in very good locations cost, for example:

  • Lake Constance: 5,000 - 15,000 EUR/sqm

  • Five-Lakes Region: 6,500 - 27,000 EUR/sqm

  • Norderney, North Sea: 19,000 - 25,000 EUR/sqm

  • Island of Rügen, Baltic Sea: 8,000 - 17,000 EUR/sqm

In the middle and good locations, higher prices can usually be expected when selling the property after a few years than when buying it. This means that holiday flats can be a first-class capital investment with a return. In the very good locations, the purchase prices for holiday properties are currently stagnating, although this can be different at each holiday resort. If you want to buy a property such as a plot of land, holiday home or holiday flat and rent it out, the return is important for you.
