Building options:

Detached house:
The property is dedicated as building land and could also be built on with just one single-family house. In this case, a living space of approx. 260 m² could be achieved.

Double house:
The property could be built with a semi-detached house. There would be a living space of approx. 130 m² per house.

Residential project:
A building permit for a project with 5 residential units / approx. 570 m² of living space was issued on the property in 2019. This building permit has now expired. The basis for the planning and building permit was the project-related development plan of the municipality of Rum with a minimum building mass density BMD M of 1.00. A maximum building density usable area density of NDF H 0.43. An open construction method BW o according to the Tyrolean building regulations.

There is currently a highly attractive new plan by Barbist Architects on the property. The planning can be taken over with the purchase of the property and is agreed upon in advance with the municipality, but does not decide on construction. A geotechnical report is also available.

The building plot consists of a front, flatter part in the southwest and behind it a steep slope section in the northeast. The flatter part of the property is inclined at approximately 7° towards the south and the steeper slope area at approximately 30° towards the southwest.

The Rumer-Alm is a very nice excursion destination for hikers.

6. Es gilt österreichisches Recht, Gerichtsstand ist Innsbruck.
